Toilet rocking? That’s not normal.

Even a small amount of movement can compromise the seal underneath—leading to hidden leaks and damage below the surface.

Often a quick tighten fixes it- if you catch it early.

Most people don’t think twice about their humidifier-but the filter needs to be accessible for a reason.

Over time, it can calcify and plug off. When that happens, water doesn’t flow the way it should… and that’s when leaks and damage can start showing up where you don’t want them.

It’s a small detail that can turn into a bigger issue if it’s ignored.

If you’re not sure what shape yours is in, it’s worth checking—or have it looked at during an inspection.

Covering a leak doesn’t fix it—it just traps moisture where you can’t see it.
That’s how you end up with hidden damage inside walls, ceilings, or surrounding materials.
If something’s leaking, it needs to be repaired properly—not covered up.

Have some DIY fixes in your home? Reach out if you want them inspected properly.

That loose wire? It’s meant to bond the gas line—helping carry stray electrical current safely to ground.

But hanging like this, it’s not doing anything.
If it’s not connected, that current has nowhere to go. Proper connection matters here, even if it looks minor.

Have it checked to be safe.

You really don’t want this venting into your attic 💩

Plumbing vents are supposed to exit through the roof—this setup can trap sewer gases and moisture where they don’t belong.

That moisture can build up over time, leading to wood damage, insulation issues, and some pretty unpleasant smells. Make sure yours is exiting where it’s supposed to!

Not Saturday today, but it’s still too much.

Flashing is what keeps water out where your roof is most vulnerable—around vents, chimneys, and edges.
If it’s installed over the shingles instead of underneath, water can slip right in and cause damage over time.

Not something you’ll spot from the ground—but something that matters.
Have an inspector take a closer look before it becomes a bigger issue

A missing humidifier filter might not seem like a big deal—until it is.

That filter isn’t just there for air quality—it controls how water flows and evaporates through the system. Without it, water drips where it shouldn’t… straight into your furnace.

Over time, that leads to:
- Rust and corrosion
- Mold or moisture buildup
- Damage to furnace components

Simple fix. Expensive problem if you ignore it.

Check yours, or have an inspector take a look for you

That valve behind the wall? That’s your main water shut off—and it’s completely inaccessible.

In a flood, a burst pipe, or any plumbing emergency, the first thing you need to do is shut the water off. Fast. If you can’t get to that valve, every second counts against you.

This was found during an inspection on a flip—and it’s exactly the kind of shortcut that looks fine on the surface but creates a serious problem down the road.

A proper main shut off should be:
- Visible and accessible
- Clearly labeled
- Operable without tools or demolition

Flips can be great—but they can also hide a lot. This is why an inspection isn’t optional.

Have you ever found something like this in a flipped home?

30 years old…. and still running

The average water heater lasts 8-12 years.

After that you’re looking at sediment buildup reducing efficiency, increased risk of leaks and water damage, higher energy bills because it’s working twice as hard to do half the job, and in worst case scenarios — complete failure

The tricky part? They don’t always give much warning before they go.

If your tank is getting up there in age, it might be time to start planning for a replacement before it becomes an emergency.

Not sure how old yours is or what shape it’s in? That’s exactly what an inspection can help with.

Book your inspection before you close, not after!
