Here’s a quick glance at the Calgary housing market stats for April 2026 👩🏽💻
Calgary’s housing market continued to shift toward more balanced conditions in April. As expected for spring, both sales and new listings increased from March, giving buyers more options across most property types. However, overall sales were still slightly lower than this time last year as the market continues to cool from the extremely competitive pace we saw during the recent population boom.
Detached homes are still seeing limited supply in many areas of the city, keeping that segment relatively competitive. Condos, on the other hand, have much more inventory available, giving buyers more negotiating power and putting some pressure on prices.
Nearly 6,000 homes were on the market in April, with overall conditions sitting in a fairly balanced range. That said, the experience can vary greatly depending on the type of property. Detached homes continue to move more quickly, while condo-style properties are taking longer to sell due to increased competition.
Home prices saw a small seasonal bump in April, bringing the benchmark price to around $568,800. Compared to last year, prices are down slightly overall, with the largest declines continuing to be seen in apartment-style homes. Detached and semi-detached homes, however, have remained much more stable.
