Calgary recorded 1,650 sales in September, with inventory holding steady and nearly four months of supply, giving buyers more choice.

Market conditions continue to vary by property type: Detached homes remain relatively balanced, while higher inventory is creating more opportunities for apartment and row-home buyers. The residential benchmark price was $566,700, approximately 1% below last year.

Prices in Calgary have been relatively stable since August, so there’s no need to rush, but there is also no guarantee that waiting pays off. The right timing depends on your budget, lifestyle, and what you’re looking for ✨

Here’s a quick glance at the Calgary housing market stats for August 2026 👩🏽‍💻

Calgary’s market continued moving toward more balanced conditions in August. There were 1,660 sales and 3,141 new listings, giving buyers more choice compared to recent years. Activity remained strongest in the $1M+ segment, particularly for detached and semi-detached homes.

Inventory sat at 6,509 homes, bringing citywide supply level to nearly four months. Market conditions vary by property type, with apartments closer to six months of supply and detached homes around three months of supply.

The citywide benchmark price was $569,800, virtually unchanged from July and about 1% below last year.
