How Do Realtors Get Paid When Helping Buyers in Calgary?
(A question almost EVERY FIRST TIME HOME BUYER wants to ask… but sometimes feels awkward asking!)
And to be fair - we as agents FORGET tot ell people - because we assume they already know!
One of the biggest misconceptions in real estate - is that buyers have to directly pay their Realtor- out of "pocket" for their help to find a home, townhouse, apartment, land, acreage....
In MOST Calgary real estate transactions, that’s actually not how it works.
USUALLY… the Seller Pays the Realtor Fees
In a "typical" MLS sale in Calgary, the seller agrees to pay a commission to the brokerage that lists the property. That commission is then split between:
-the listing agent (seller’s Realtor)
-and the buyer’s agent (the Realtor helping the buyer)
So when you’re buying anything listed on MLS, your Realtor is typically compensated through the proceeds of the sale.
This means buyers can have SUPPORT = professional representation, guidance, negotiation help, market advice, showing coordination, paperwork support and transaction management - WITHOUT writing a separate cheque directly to their Realtor.
So…the question is then - why Wouldn’t Every Buyer Use a Realtor?
We take TONS of calls from people just wanting to "see" our listings. They are not represented by an agent. They think they will get a better deal without one...or maybe they just started looking - and haven't built trust in an agent yet...or maybe they hate realtors based on news stories and their friends experiences ??!!!!
But HONESTLY? You should!!!!
Buying a property is one of the biggest financial decisions most people ever make. Having someone guide you through:
-pricing
-neighbourhood comparisons
-conditions
-inspections
-condo documents
-negotiations
-possession prep
-contract details
-market strategy
…can save YOU in the long run!
Especially in Calgary’s market where conditions, multiple offers, pricing strategy and community knowledge matter A LOT.
Fun Fact #1:
The listing agent does NOT “save” the buyer money by representing both sides.
A lot of buyers think:
“If I go directly to the listing agent, maybe I’ll get a deal!”
But the seller already agreed to pay the commission when they listed the property. The commission structure is usually already built into the listing agreement.
In fact, in many situations, having your OWN representation gives you:
-better advice
-stronger negotiation support
-more protection
-someone fully advocating for YOUR interests
Fun Fact #2:
Your Realtor usually gets paid AFTER the transaction closes.
That means Realtors spend:
-weeks
-months
-sometimes YEARS
…helping buyers - before ever getting paid.
Showing homes, writing offers, researching properties, coordinating inspections, reviewing condo documents, co-ordinating deposits, answering late-night texts and helping buyers through stressful decisions - all happens BEFORE any fees are paid...
If a deal doesn’t close? Realtors often don’t get paid at all.
Fun Fact #3:
Buyer agents pay a LOT of expenses behind the scenes. Many people don’t realize - Realtors pay for:
-licensing
-insurance
-brokerage fees
-board fees
-marketing
-cell phone
-gas
-photography
-lockbox access
-continuing education
-admin support
-taxes
So the commission you think they get - is not simply “take-home income.”
What About New Builds?
This surprises people too…
In MANY cases, builders also pay buyer Realtor commissions!
And having your own representation on a new build can actually be incredibly valuable because:
-the builder’s sales rep works for the builder
-your Realtor works for YOU
-they can help compare builder pricing/value
-explain resale implications
-review upgrades
-discuss future marketability
-help negotiate incentives
The Biggest Thing Buyers Don’t Realize?
A good Realtor is NOT just opening doors. A good buyer’s agent should PROTECT you from making expensive mistakes. HELP you understand market value. POINT OUT resale concerns (we do this a LOT!) EXPLAIN neighbourhood trends/schools/new developments/better streets than others. HELP you stay emotionally grounded. NEGOTIATE strategically. COORDINATE all the moving pieces. ADVOCATE for YOU! And ultimately make the process feel WAY less overwhelming!!!!!!
Real estate in Calgary can move FAST. Having someone experienced in your corner REALLY matters!
