The Calgary market didn’t crash in 2025.
It corrected and rebalanced.
After several years of rapid price growth, 2025 marked a shift toward a more balanced market as supply finally caught up with demand.
Quick 2025 snapshot:
• 22,751 sales (down 16%, still near long-term norms)
• Over 40,000 new listings (+9% YoY)
• Inventory improved across all housing types
According to CREB, the biggest supply increases came from apartments and row homes, which softened prices in those segments.
Annual Average Price trends:
• Overall benchmark: $577,492 (–2%)
• Detached: +1%
• Semi-detached: +3%
• Apartments: –3%
• Row homes: –2%
Some areas, especially the North East, saw larger pullbacks after leading price growth in recent years.
For the first time in three years, Calgary enters the new year with healthier inventory. What happens next will depend heavily on location, price range, and property type.

Calgary Market Update – October Snapshot

Inventory dipped this month as new listings slowed and sales picked up. We’re sitting at 3.5 months of supply, down from 4 months in September.

🏡 Detached & Semi-Detached
Balanced conditions overall. Prices have softened slightly but are still holding stronger than other segments.
• Detached benchmark: $744,400 (down 1% year over year)
• Semi-detached benchmark: $683,100 (up 1% year over year)

🏘️ Row Homes & Apartments Feeling the Slowdown
These segments have seen the largest jump in supply and the biggest price adjustments.
• Row benchmark: $431,200 (down 6% year over year)
• Apartment benchmark: $318,200 (down 7% year over year)

What’s Driving It?
Improved rental supply and easing rents have reduced ownership demand for townhomes and condos, pushing inventory levels to record highs for October in those segments. Extra supply = softer prices.

💡 Big Picture
Year-to-date sales are down compared to last year BUT still in line with long-term trends. Detached and semi-detached homes remain the most stable, while attached and apartment segments continue to adjust due to higher supply.

🏡 Benchmark price: $577,200

📊 Down nearly 4% year-over-year

📈 Inventory: 6,661 homes (highest August
since 2019)

📉 Sales: 1,989, almost 9% lower than last year

With months of supply now at 3.4, conditions are more balanced compared to the seller’s market we’ve seen over the last few years.

👉 The impact really depends on property type, price point, and location so perspective matters.
