There’s a lot of noise right now about whether buying a home still makes sense.

And honestly… some of it sounds convincing.

“Rent and invest instead”
“Wait it out”
“Real estate isn’t what it used to be”

But here’s what I’ve seen over time — both personally and working with clients:

👉 Most people don’t build wealth because they don’t have a system.

On paper, renting and investing the difference works.

In real life?
Life gets busy. Expenses creep in. Plans change.

And years go by without building anything meaningful.

That’s where real estate is different.

It creates:

consistency
structure
and something to show for it over time

This isn’t about rushing into buying.

“Is the market slowing down?” 🤔

Short answer—yes… but not in the way most people think.

Homes aren’t flooding the market.
They’re just not selling as fast as they were before.

Buyers are taking their time now. They’re looking at more options, asking more questions, and negotiating more.

And honestly… that’s not a bad thing.

But here’s where it gets interesting 👇

Calgary isn’t just one market anymore.

Detached homes are still holding pretty strong
Semi-detached and townhomes are starting to feel some pressure
Condos? That’s where we’re seeing the biggest shift right now

So depending on what you’re buying or selling… your experience could be completely different.

This isn’t a crash—it’s more of a reset.

I keep hearing the same thing right now…
“Rates are going up, so I should probably wait.”

But here’s what we’re actually seeing in Calgary this week:

• 728 new listings
• 480 price reductions
• 5,400+ active and pending listings

That’s a noticeable increase in supply.

And when inventory starts to rise like this, it typically puts downward pressure on prices—which we’re starting to see in certain segments.

At the same time:
• fewer buyers are competing
• more options are available
• negotiating is becoming more common again

So yes—rates are higher.
But the conditions for buyers are changing.

It’s not as simple as “wait.”

Rents in Calgary are down 4.5% year-over-year, but in some cases the monthly cost of owning — particularly condos — is getting closer to rental costs.

At the same time, inventory has increased, which means buyers currently have more choice and negotiating power than we saw last year.

That doesn’t mean buying is right for everyone.
But it does mean this may be a good time to get pre-approved and understand your options.

Sometimes the best time to buy is when buyers have choices.
