Building Permits Data Release: What It Means for Canada's Housing Market
Building permits data offers a key window into Canada’s housing market, revealing where we’re headed in terms of new construction and overall market trends. When permit numbers are strong, it often means more homes are on the way—supporting our housing supply, creating jobs, and contributing to economic stability. On the other hand, weaker permit figures can point to reduced demand, slower growth, and even potential shortages down the road. As someone dedicated to helping clients navigate every aspect of buying or selling a home, I keep a close eye on these indicators to ensure you’re always informed about what’s next for our market here in Calgary and beyond.

Canada Needs More Homes to Sustain Affordability
As someone committed to guiding clients through every step of the home buying and selling process, I’m always tracking trends that impact affordability. While we’ve seen some recent improvements across Canada, these gains are delicate—especially now that new home construction is slowing, particularly for ownership properties. Recent estimates indicate that we’ll need between 417,000 and 469,000 housing starts each year to bring affordability back to pre-pandemic levels by 2036, yet the current supply gap isn’t changing much.

Most of the new homes being built are rentals, and ownership-focused construction has pulled back noticeably. Even though increased rental supply has helped balance markets, construction activity is still lagging behind what’s needed to truly meet future demand—especially once the market picks up again. Slower population growth has offered some temporary relief, but unless we keep ownership housing construction moving, Canada could face even steeper challenges down the line.

My commitment remains to provide honest, professional insight—so buyers and sellers can make informed decisions in a shifting landscape.

Calgary Resales Take a Temporary Detour
It’s been an interesting mid-Q3 for Calgary’s real estate market. Resale activity dipped 3.4% month-over-month and 11% year-over-year, while the local price index edged down just 0.3% compared to last year. Rather than a dramatic shift, these numbers tell a story of a market softening—more of a pause than a reversal, as one economist put it, especially with renewed trade tensions adding a layer of uncertainty. We’ve seen this pattern before: since late Q1, Calgary’s resale activity has been moving differently from other markets, continuing for about six months now. For many sellers and buyers, these softer resale and price conditions translate into slower equity growth, which can make mortgage renewals a bit more challenging. With the central bank keeping rates steady through late Q3 (and the possibility of a year-end hike still on the table), Calgary’s path to recovery may see a few more twists. As always, I’m here to help you navigate these changing conditions with honest advice and local expertise—so you can make the best decision for your home and future.

Canadian Home Prices Only Have One Path Forward
Canadian housing affordability just saw its 11th straight quarter of improvement, with the index now at 41.3%—that’s a 2.4-point drop over the past year. While lower rates, modest price drops, and some income growth have helped, homes remain near record highs and true affordability still feels out of reach for many. As someone who’s walked countless clients through these market shifts here in Calgary, I know how vital it is to have clear, honest advice. I’m here to help you navigate what these numbers mean for your next move, whether buying or selling.

Canada housing affordability and market trends
Navigating Canada’s housing market has become even more challenging, especially after the pandemic-driven surge in prices and persistent inflation. With the Bank of Canada making significant rate hikes—followed by nine rate cuts, bringing us to 2.25%—buyers and sellers are seeing a landscape that’s constantly shifting. Inflation stands at about 3%, and while fixed mortgage rates are fluctuating, some are now dipping below 4%. As your Royal LePage REALTOR®, I’m here to keep you informed and provide honest advice, so you can make confident decisions in these changing times.

Canada’s Housing Recovery Won’t Be a Boom
As I guide clients through Calgary’s evolving real estate landscape, I keep a close eye on national trends—because what happens across Canada impacts us here at home. The housing market has been inching toward recovery since early Q2, with resales ticking up, inventory steadying, and prices either holding or easing at a gentler pace. According to the bank, 2026 may see home resales dip by about 4% to 453,200 units, and benchmark prices could slip by around 2% to $794,200. Looking ahead to 2027, there’s a projected 7% rebound in resales (up to 483,600 units) and a slight increase in benchmark values to $800,700—signs of a recovery, but not a dramatic surge. One underlying factor is pent-up demand: it’s estimated that over 400,000 Canadian households haven’t formed since 2019, as many put off buying decisions. Of course, the future hinges on affordability, steady growth, and renewed buyer confidence. While interest rates seem to have bottomed out, there’s always a chance that global trade tensions could shift the outlook. Through all of this, my goal is to provide you with honest, informed advice to help you make sense of where the market is headed.
