If you know that you were looking at purchasing a home there are a few things that you can do in advance to make the entire process go more smoothly.
๐Ÿก Being prequalified with your bank, lender or mortgage broker.
๐Ÿก Have money ready for deposits and lawyers fees so that youโ€™re not having to wait to pull money out of investments.
๐Ÿก Real estate lawyers can be booked up. Ask your lawyer how long of a timeframe they will need so that you are not stuck waiting.
๐Ÿก Home Inspectors, similar to a lawyer are good to have contacted in advance to find out their availability.
Being prepared in advance can save a tremendous amount of stress and headache! Following these few steps can certainly make the entire process go much more smoothly.

Here are just a few things on what not to do if you are thinking of selling your home.

Using a real estate agent who understands the area where your home is located as well as the current market can help set you up for success.

Leaving your home full of your own personal items makes it more difficult for potential buyers to see themselves in your home.

Overpricing your home with the intent to leave room for negotiation can make your home less appealing to even come and look at.

Neglecting to disclose important facts about your home such as renovations that you have done can lead to all kinds of negative things. This can include a potential sale falling through, or even possible legal issues.

The old saying money isn't everything can also come true when selling your home. Only considering the highest offer rather than taking into consideration all of the factors such as possession date. Considering other factors can make your move and transition simpler and smoother.

Now that the kids are finished school the market will traditionally cool down in most areas. We are seeing this trend start now as homes spend a little more time on the market than they were a few months ago. This however does not mean that it is not a good time to list your home.

Appealing communities and those with proximity to schools will still see a quick turnover in properties, as will the standard single-family home.

This is a good time for first-time homeowners, those that may be wanting to downgrade, or buyers waiting for the opportunity to buy what they are looking for rather than what they can do with. All of these may be very interested in purchasing your home.

๐ŸงŠ Appliances - Are they all in working order? Does the dishwasher really wash the dishes?
๐ŸชŸ Windows - Are they energy efficient? Are they in good condition?
๐Ÿ  Shingles - Have they been replaced recently? Is there any hail or wind damage?
๐Ÿ’ฆ Water damage- Has there ever been any flooding in the home? This is something to pay attention to not just in the basement, but has the plumbing in the upstairs floors ever leaked?
๐Ÿ›  Handyman special - DIY projects Can turn into disasters if they are not done properly. Were upgrades in the home done by the homeowner? Or by proper contractors who had the proper permits?
๐Ÿš Foundation- Are there cracks in the foundation? Is there any shifting in the home? Or were there problems in the past that have been rectified?

These are just some of the issues that can come up and may end up costing a tremendous amount of money. ๐Ÿ’ต

What is on your list of must-haves when you're looking for a new home?

Here are some suggestions of things to have in mind.

๐Ÿ How many bedrooms do you want? How many bathrooms?

๐Ÿ Is the basement finished? If it's not completed is the layout one that you're willing to work with to complete to make it your own?

๐Ÿ Is the location of a laundry room a deal-breaker for you?

๐Ÿ Will you need to do some extra shoveling and ice chipping in the winter or will the sun help melt off your driveway?

๐Ÿ Would you prefer a backyard that gets a lot of sun or one that is mostly shaded?

๐Ÿ Is a garage a must-have? How many vehicles do you want to park inside? Will your vehicle actually fit?
