🏡 What I look for in a house that could COST you money later (Most buyers miss this)

As a realtor, when I show homes, I’m not just looking at how beautiful the kitchen is…
I’m looking for the things that could cost my buyers thousands of dollars after they move in.

Here are a few things I always check 👇

❌ Roof age – An old roof can cost $8,000–$15,000
❌ Foundation cracks – small now, expensive later
❌ Poly-B plumbing – many insurance companies don’t like it and lately stop insuring it.
❌ Electrical panel – upgrades can be costly
❌ Old furnace & hot water tank – replacements are not cheap. A HWT can cost between $2,500-$3,000 and a furnace starting from $7,500.
❌ Poor lot location – backing to road, commercial, or no resale appeal. Expect to negotiate the price!
❌ Bad renovations done without permits. Costly…
❌ Condo fees / special assessments (huge hidden cost)
❌ Poor house maintenance. This means the sellers have been avoiding fixing things, it’ll cost you later way more money!
❌ Lack of natural light. No matter how many light fixtures are in the house, this still will be noticeable. People nowadays tend to save money on electricity, so having east facing and west backyard could save you money in the long run and potentially helping you sell your house quicker.

Most buyers don’t notice these things…
and that’s exactly how people lose money when buying a home.

A house can look perfect…
and still be the wrong house.

Now the Bill C-4 returns to the House of Commons for consideration of Senate amendments before receiving Royal assent and becoming law.

Here’s what you need to know about the GST rebate and how you can benefit:

🏠 Buying under $1,000,000?
You may qualify for a 100% GST rebate (up to $50K).

🏠 Buying between $1M–$1.5M?
You could receive a partial rebate.

✔️ Must be a first-time buyer
✔️ Must be purchasing a new build
✔️ Must intend to live in the home
✔️ Agreement must meet eligibility dates

📉 Rate Cut Incoming? Here’s Why It’s Likely ⬇️

🇨🇦 Canada’s economy is flashing warning signs:

🔹 Unemployment hit 7.1% in Aug 2025 — highest since 2016 (excluding COVID).
🔹 106,000 jobs lost in just 2 months.
🔹 GDP shrank 1.6% (annualized) in Q2 — deeper than expected.
🔹 Exports plunged 7.5%, steepest drop in 5 years.

What does this mean? 💡
The economy is slowing hard — less business activity, fewer jobs, and falling exports = pressure on the Bank of Canada to act.

💥 Why a rate cut makes sense:
• Weak GDP = lower demand & confidence
• Labor market softening = less wage pressure
• Exports down 26.8% YoY = declining growth
• Inflation? Still moderate at 1.9%, mostly gas-related

🔮 My prediction:
A 25 bps rate cut is very likely on Sept 17. The BoC may move cautiously, but the signs are hard to ignore.
