I am so thankful warm, rich, natural hues are coming back to decorating. Decorators are trending toward BOLD paint colors -which is so much more exciting isn't it?
Not to worry - calming tranquil colors are still around but they are starting to get warmed up. Not only are decorators choosing bold colors but they are layering different textures and patterns on walls to compliment the bold choices. Pair these with warm natural wood tones, natural linen fabrics, and you have a beautiful timeless look for your home.

Updating your hardware is a reasonably inexpensive and fantastic way to breath new life into your home. So what are the most popular hardware trends for 2023/24?

Do you want your home to have some sparkle - gold accents are THE most popular hardware trend for the foreseeable future.
Gold can come in a few different hues (polished, satin, aged brass) and it warms up your space to provide a beautiful accent to white or grey cabinetry. Of course it can be used with darker cabinet colors for a modern refreshing look. Aged Brass (mostly used in period properties) is a beautiful way to add elegance to your home.

Lighter Brighter Wood Finishes - Character rich, lighter stains are timeless. People are now looking to “performance flooring” to withstand the high demands of busy households and lifestyles. LVP or Luxury Vinyl Plank floors are available in an incredible array of prints and authentic textures and have the enhanced features of sound reduction, waterproofing, and amazing durability. Blending warm and cool tones, wider planks, and matte or satin finishes are the most popular choices right now. 🤔 Do you keep hearing the term "Trigger Rate"? 🤨

⬆️ With the interest rate expected to rise by another 25 - 50 basis points on December 7, 2022 many people with fixed payment variable rate mortgages are expected to hit the trigger rate if they have not done so already.

❓So what is a trigger rate❓

Quick answer is the point when the interest rate on your fixed payment variable rate mortgage has increased so much that your payments are no longer paying down the principle of your mortgage - the payments are only covering the interest on the mortgage.

If you have a fixed payment variable mortgage now might be the time to speak with your lender to see what options they have available to you. If you wish to speak with a mortgage broker send me a DM and I can send you a list of brokers we trust and work with regularly.

Q: Should I take my home off the market during the holidays? Here's the take: every situation is different. It would be impossible to tell you what to do without knowing the specifics of your case. But there are some unique advantages when listing your home during December, traditionally thought of as "off-season" for the real estate market.
➡️ Buyer demand is still high. It's not at the level it was this past spring and summer, but demand is outpacing supply.
➡️ Buyers tend to be more motivated during this time of year. Most buyers looking for homes are ready to move, whether due to a relocation or the expiring lease.
➡️ The inventory in Calgary is still very low and there is not as much "competition" for correctly priced homes. Ultimately, you need to do what is best for your family, and if you have any questions, drop a DM and let's help you create a timeline and plan.
