Should you go through the listing agent, or have your own representation?

Some home buyers feel that they don’t need their own agent to represent them when they buy a home. Maybe they think data on the internet is sufficient. Or they might feel they will get a better price because they hope the listing agent will cut their commissions. But the data shows something else – buyers typically pay more when they don’t have their own agent. On top of that, they’re more likely to have unexpected (and sometimes costly) issues. There are many reasons for consequences, but here are 3 ways your buyer’s agent helps you:

Keeping the listing agent on their toes.

The listing agent’s first duty is to their listing client. Likely they’ve had a longer relationship with the seller as well. They could also employ some tactics during negotiations that a good buyer’s agent would be able to nullify. It is human nature to take the path of least resistance to get to an objective. A seasoned buyer’s agent is a great deterrent to a listing agent who might not otherwise be as forthright or even-handed as a buyer would like.

Keeping more money in your pocket

Listing agents might cut a couple thousand off their fee, but I emphasize the word “might” - There is no obligation or them to do so. Fees are paid solely by the seller, and that contract for fees to be paid has already been struck with the listing agent at the time of the listing – the buyer has no power over that contract. The listing agent and the seller are contractually entitled/obligated to the full amount of the fees outlined in that contract regardless of whether there is another agent involved in the transaction. The listing contract clearly states that they will split the fees IF another agent gets involved in the deal; but according to the contract, the agreed upon fee remains the same regardless of how many agents are involved in the deal.

Even if the listing agent does discount their fee, it won’t be the full amount that would normally be paid to the buyer’s agent – they aren’t going to do the work of another agent, for free. You might get a fee reduction of $1000-$2000. The difference between a purchase price negotiated by just the listing agent, and a price negotiated by a good buyer’s agent should be much more than that.

“Hiccup” prevention

Another key point is that the value of a buyer’s agent is reflected in more aspects than just the final purchase price, there is also the added security and smoothness that they bring to the experience as a whole. They know the process, and have the necessary connections and expertise to make the transaction as smooth and free from surprises as possible.
