Calgary market snapshot โ€” February 2026: Good news for sellers of detached and semiโ€‘detached homes โ€” supply is tight (under 3 months) ๐Ÿ“‰, helping support stronger activity and monthly price gains in many neighbourhoods ๐Ÿ“ˆ. Citywide conditions are balanced (about 3 monthsโ€™ supply) โš–๏ธ (+1% vs Jan).

For buyers, the condo market offers excellent opportunities: ample selection and negotiating power as apartment condos remain oversupplied ๐Ÿ™๏ธโฌ‡๏ธ. Sales dipped ~11% vs last February, mainly in condos and row homes, which means less competition for motivated buyers ๐Ÿ”‘.

Overview

โ€ข Market remains mixed by property type: detached and semiโ€‘detached homes are the tightest segments (under 3 months of supply) ๐Ÿก, row homes sit near balanced ๐Ÿงฉ, and apartment condos carry notable excess supply (well over 4 months) ๐Ÿขโฌ†๏ธ.

โ€ข Sales slipped vs. last February (1,526 sales, down ~11%) ๐Ÿ“‰, driven mainly by fewer row and apartment transactions. Inventory rose to 4,822 units ๐Ÿ“ฆ, with condos and row homes accounting for more than half.
