More Choice for Calgary Home Buyers

Inventory levels climbed to 6,752 units in May, providing buyers with more options across Calgary's housing market. While new listings were down 13% compared to last year, sales also slowed, falling 16% year-over-year to 2,162 transactions.

Calgary Real Estate Snapshot

Spring activity is picking up, but Calgary’s market is shifting toward more balanced conditions. April saw 2,104 sales, a 6% decrease from last year, alongside 3,829 new listings and inventory climbing to 5,973 units.

Months of supply is sitting just under three overall, though conditions differ across property types. Detached homes remain relatively tight at just over two months of supply, while apartment-style homes are experiencing more buyer-friendly conditions with over four months. The benchmark price reached $568,800, up month-over-month but still 3% lower than last year.
