While increased supply continues to create more choice for buyers, overall market conditions remain balanced in many segments, giving buyers and sellers opportunities in today's market.

Here's a little breakdown:

• Last month's sales were 9% lower than a year before.
• There were 15% fewer new homes listed than the previous year.
• The benchmark price for all home types was $569,200.
