A mortgage pre-approval opens doors, but it isn’t an automatic guarantee you’ll walk right through to the keys. 🏡✨ Having that pre-approval letter in hand puts you in a fantastic position to shop Calgary homes with confidence, but the journey doesn't stop there. Many buyers don't realize that a pre-approval is a green light for you, but the lender still has to approve the specific property you choose.

My best advice is to treat the conditional period with complete respect: avoid changing jobs, making large purchases, or financing new furniture until the keys are physically in your hand. Selling on Experience is What We DO! and mapping out these conditional deadlines, inspections, and closing costs is exactly how we keep surprises to an absolute minimum. 💡 Save this post for when you’re ready to move past pre-approval and safely into real homeownership!
