The days of rushing to submit an offer before lunch are largely behind us.
Victoria’s market is offering something we haven’t seen in years: choice.
With over 4,000 homes currently available — the most inventory we’ve had in more than a decade — buyers are taking their time, exploring more options, and becoming increasingly selective. For those looking to make a move, that’s not necessarily a bad thing.
Single-family home values have remained remarkably steady, while condo prices have softened slightly. Meanwhile, sales activity picked up from April, a clear sign that serious buyers are still very much in the market.
The takeaway?
For buyers, this is a season of opportunity.
For sellers, success belongs to those who understand today’s market rather than yesterday’s.
As always, the most interesting stories aren’t found in the headlines. They’re happening neighbourhood by neighbourhood, street by street, and often behind the scenes.

A neighbourhood best explored at a slower pace—preferably on four legs, nose to the ground, with a touch of mischief.

There’s the sea, of course. Dallas Road delivers it in full cinematic sweep—salt air, dramatic skies, and just enough breeze to ruffle a well-groomed coat. Inland, Beacon Hill Park offers a different kind of theatre: squirrels darting like understudies, peacocks strutting with unearned confidence, and endless paths made for the art of wandering.

Pit stops are non-negotiable. Patios here tend to be charmingly unpretentious, with staff who understand that the smallest guests often have the highest standards (namely: snacks, immediately).

Brodie recommends arriving with no agenda, staying longer than intended, and leaving slightly windswept, faintly sandy, and entirely convinced you’ll return.

April’s Victoria market is feeling refreshingly balanced.
Inventory is up, giving buyers more choice, while sales activity remains steady as we move through the spring market. Condos saw increased activity, and overall confidence continues to hold.
What this means:
— Buyers have more room to explore
— Sellers are still seeing active demand
— Thoughtful strategy matters more than market frenzy
As always, Victoria is a collection of micro-markets, and timing can look very different depending on neighbourhood and property type.
If you’re considering a move this spring, now is a great time to start the conversation.
