The Art of Real Estate - Brendan Kary, Calgary Real Estate Agent

The Art of Real Estate - Brendan Kary, Calgary Real Estate Agent Helping people navigate "the art of real estate" to achieve their residential real estate goals. I am a born and raised, proud Calgarian.

After receiving my Commerce Degree from Haskayne School of Business, I worked in the oil and gas industry as a Land Consultant. During this time, I was involved in million-dollar mineral property negotiations. Due to the instability of the oil and gas industry, I transitioned to real estate. Much of my experience and skill set was easily transferable, such as negotiations and contract analysis. Re

al estate has allowed me to fulfill my passion for meeting new people, cultivating relationships by truly listening to my clients wants and needs, and there is nothing more satisfying than helping someone find their dream home. My clients are like family, and they know I am there for them when they need me. When I’m not helping my clients successfully navigate the art of real estate, I enjoy creating acrylic abstract artwork, golfing, and riding my motorcycle.

Lake Bonavista was Canada’s very first man-made lake community, and it set the benchmark for Calgary’s neighbourhood design. 🏔️

As a born-and-raised Calgarian, I’ve always appreciated how established communities like this blend long-term value with true local identity. Having negotiated land deals in my previous career and studied business at Haskayne, I look at Lake Bonavista not just as a picturesque neighbourhood, but as a proven asset for long-term equity. Understanding the history and foundation of these master-planned areas is key to spotting true value when buying or selling.

Curious about current opportunities or what your home in Lake Bonavista is worth today? Drop a comment or send over a DM to chat! ☕

Master-planned communities like Lake Bonavista offer a compelling case study in long-term real estate yield.

I analyze neighbourhoods through both structural value and market demand. Built as Canada’s first lake community, Lake Bonavista's enduring popularity proves that strong foundational planning protects home values across market cycles. For buyers and investors, recognizing how these community dynamics drive equity is essential for making a calculated move.

One of the biggest advantages of buying real estate right here in Calgary? No provincial land transfer tax. 🏔️

Unlike most Canadian markets, Alberta lets you keep that lump sum in your pocket, allowing you to focus your cash on legal fees, title registration, and property inspections instead. I always remind buyers that clear forecasting, from property tax adjustments to title insurance, is what keeps closing day stress-free. Whether you're buying your first home or expanding your portfolio, knowing your exact numbers beforehand protects your bottom line.

Have you mapped out your full closing costs yet, or are there a few line items you still want to clarify? Drop a comment or send over a DM—I'd be glad to help you break down the math! ☕

If you’re dropping $2,200/month on Calgary rent, you’re already paying a mortgage... it just happens to be your landlord’s. 🏡

My time in real estate taught me one major lesson: always look at the long-term yield. Renting is a 100% expense, but with every mortgage payment, a solid chunk goes straight back into your own pocket as home equity. Think of it like buying your own piece of this city vs. just leasing it. 📈

Nothing quite hits like summer in southeast Calgary, especially when the city’s largest freshwater lake is literally right in your backyard. 🏖️

Mahogany in the southeast has really nailed the "resort-style living" vibe, whether you’re paddling on the water, biking the pathway networks, or grabbing a bite at the Village Market without ever needing your car. I appreciate how well this master-planned community supports every stage of life, from first-time buyer condos to lakeside estates. It’s that rare mix of vibrant local energy and true property value stability.

Which Mahogany feature stands out most to you, or is there an amenity you wish more Calgary neighbourhoods would borrow? Drop a comment below or send me a DM!

Calgary’s real estate scene moves fast, but timing is everything. 🏔️

Over the years, I’ve watched our local market cycle through every condition imaginable. Easing mortgage conditions are opening doors for first-time buyers and folks looking to upgrade, but navigating higher stress-test qualifications takes a solid, strategic plan. It’s less about trying to "time the market" perfectly and more about understanding what these shifting rates mean for your personal long-term yield.

Thinking about how these shifts affect your local neighbourhood search? Drop a comment below or send me a DM—I’d be glad to help you break down the numbers! 📲

Calgary’s July real estate stats are officially in, and August brings different opportunities across our Calgary neighbourhoods.

With overall inventory stretching supply to just about 3.5 months and total benchmark prices sitting at $569,200, your next move really depends on property type. Condo buyers now have serious leverage and room to negotiate with nearly 5 months of supply, while sellers of detached homes are still operating in balanced, steady territory. In a market with this much variation, strong negotiation and local strategy make all the difference.

Curious how these August shifts impact your specific real estate goals? DM me anytime and let’s chat!
