Market conditions split by property type: detached homes remain balanced, supported by fresh listings and steady demand. Apartments and row homes face softer conditions as higher-density construction over the past three years has added significant supply, giving buyers more options in both rental and new‑build segments.

CREB® Chief Economist Ann‑Marie Lurie notes that detached homes didn’t see the same construction boost, limiting broad supply growth. Strong employment and positive migration have helped absorb some inventory, but not enough to counter the surge in higher‑density units - leading to more pronounced price impacts in those segments.

Seasonal price adjustments appeared in September, though seasonally adjusted figures show stability. The unadjusted benchmark price hit $566,700, nearly one per cent below last year. She has some theories behind why it’s falling out of favor. For starters, you can’t buff out scratches from engineered quartz, and she believes it lacks the natural beauty of stone. Lastly, the fabrication process releases silica particles into the air, which could cause lung issues.
