Canada's First-Time Home Buyer Rebate
Navigating the process of claiming Canada’s First-Time Home Buyer Rebate can seem complicated, but it’s a key part of making your home purchase more affordable. There are five different ways an application might be filed, depending on your situation—whether you’re buying a new build, a substantially renovated home, or a co-op. If your builder is handling the paperwork and you’re receiving a rebate credit, you’ll need to sign Form GST190 while the builder submits everything, including purchase agreements and adjustments. If the builder didn’t credit you the rebate upfront, you can submit your claim online or by mail—just remember to include Ontario’s schedule if that applies, and make sure it’s within two years of the home transfer or possession date. For those purchasing co-op shares, you’ll always file your own claim, and if your filings took place before March 12, 2026, you might still have a window to apply for the first-time buyer rebate. If only the new housing rebate has been credited to you, you can still claim the first-time buyer rebate separately. And for modular, mobile, or floating homes, there are unique steps to follow. Canada's Newcomers Seek Homeownership
For so many newcomers to Canada, owning a home is more than just a place to live—it’s a major milestone in feeling truly established here. I see this often in Calgary: nine out of ten new Canadians say homeownership is essential to putting down roots, but less than a third have made that leap yet. Even so, the dream isn’t fading. Among those still renting, three-quarters are prioritizing a future purchase, and nearly half expect to make it happen within the next two years.

The biggest challenges? It usually comes down to saving enough for a down payment, securing stable employment, and building a Canadian credit history to qualify for a mortgage. I make it a point to keep up with programs and options that can help—like the federal housing program that accepts international credit reports or references from your home country, and rent-to-own paths that have already helped one in five newcomer homeowners take that important first step.

With permanent resident admissions expected to stay at 380,000 per year until at least 2028, Calgary’s communities will continue welcoming new families—and I’m grateful to play a part in helping so many find their place here.
