Calgary's March real estate market is telling two very different stories depending on where you look. Detached homes remain tight on supply, with inventory sitting well below the 10-year average, and prices are responding, trending upward heading into spring. On the flip side, the apartment and condo market is a completely different world right now, with inventory well above long-term trends and prices sliding, down another 3% in Q1 alone. Overall, the city saw 1,881 sales in March, up from February but still 13% below last year. The total benchmark price sits at $565,600 — up slightly month-over-month but down over 4% compared to last year. Bottom line? Whether the market is working for you or against you right now depends entirely on what you're buying or selling.
