Let’s take turns to reduce peak summer water demand and protect Calgary’s water supply.

🏠 Even-numbered addresses (0,2,4,6,8): Water Tuesdays, Thursdays & Saturdays

🏠 Odd-numbered addresses (1,3,5,7,9): Water Wednesdays, Fridays & Sundays

⏰ On your days, water only during cooler hours:
From 12 a.m. – 10 a.m. and 7 p.m. – 11:59 p.m.

The schedule only applies to sprinklers and irrigation systems when watering established lawns, trees, shrubs and flower gardens.

Not impacted by the schedule:
💧 Hand watering with a watering can or nozzle and hose
💧 Watering new sod, trees and shrubs
💧 Watering vegetable gardens

🤨 Energy-Efficient Mortgage Rebate là gì?
Đa số người dân Alberta chưa từng nghe về chương trình này.

Khi bạn mua nhà ở Alberta với số tiền down payment dưới 20%, bạn bắt buộc phải mua bảo hiểm thế chấp thông qua một trong ba đơn vị: CMHC, Sagen hoặc Canada Guaranty. Khoản phí bảo hiểm này thường làm tăng thêm hàng ngàn đô vào khoản vay mortgage của bạn.

Nhưng đây mới là phần thú vị: nếu căn nhà bạn mua đạt các tiêu chuẩn tiết kiệm năng lượng nhất định (ví dụ như có các chứng nhận hoặc rating cụ thể), các công ty bảo hiểm này sẽ hoàn lại cho bạn một phần phí bảo hiểm đó, lên đến 25%. Đây là tiền hoàn trả về lại túi bạn đó! 😍

Điểm quan trọng là: chương trình này không tự động áp dụng. Người mua nhà thường sẽ không được ai nhắc đến (kể cả người làm mortgage) nhưng team mình thì có dặn dò các khách đầu đủ nha 😉. Và nếu căn nhà không có đầy đủ giấy tờ chứng minh từ builder hoặc đội renovation, bạn cũng sẽ không đủ điều kiện, dù căn nhà có tiết kiệm năng lượng đến đâu đi nữa.

🤨 Ai đang cung cấp rebate này ở Canada? CMHC, Sagen và Canada Guaranty.

🤨 Cách hoạt động như thế nào? Sau khi mortgage được phê duyệt và giải ngân, bạn nộp hồ sơ rebate bằng các giấy chứng nhận năng lượng do builder hoặc đội renovation cung cấp. Nếu được chấp thuận, công ty bảo hiểm sẽ hoàn tiền rebate, thường dưới dạng cheque hoặc credit trực tiếp vào account chỉ trong vài tuần.

🤨 Làm sao để đủ điều kiện nhận rebate ở Alberta?

Dưới đây là những trường hợp thực sự đủ điều kiện và cũng là chỗ nhiều khách hàng dễ bị “vấp” nhất:

🔨 1. Nhà xây mới (New Builds) - Đây là trường hợp phổ biến nhất tại Alberta. Nếu bạn đang mua nhà mới xây, hãy hỏi builder một câu:“Nhà này có EnerGuide rating hoặc chứng nhận tiết kiệm năng lượng nào không?”

Nếu họ trả lời có, hãy xin ngay bản copy của certificate đó vì đây chính là “tấm vé vàng” để nhận rebate.

Các chứng nhận phổ biến cho nhà mới tại Alberta:• EnerGuide (phải đạt hoặc vượt ngưỡng yêu cầu của bên bảo hiểm)• Built Green® Canada (Silver, Gold, Platinum — được đa số insurer chấp nhận)• ENERGY STAR® Qualified Homes• R-2000 (ít gặp hơn nhưng rebate cao nhất)

Tip: Một số builder xem các chứng nhận này là option nâng cấp, nên bạn có thể phải yêu cầu thêm vào package mua nhà của mình.

🏡 2. Nhà cũ nhưng có cải tạo lớn (Major Renovations) - Có thể đủ điều kiện với nhà cũ, nhưng chỉ khi:• Nhà được nâng cấp đáng kể về tiết kiệm năng lượng (ví dụ insulation, cửa sổ, hệ thống HVAC mới, v.v.)• Có đánh giá EnerGuide trước và sau renovation• Rating cuối cùng đạt yêu cầu của chương trình

Điều này đặc biệt phù hợp nếu bạn đang refinance và kết hợp nâng cấp nhà theo chiến lược refinance-plus-reno.

📄 3. Bắt buộc phải có giấy tờ - Dù căn nhà có vẻ tiết kiệm năng lượng đến đâu, nếu không có chứng nhận hoặc đánh giá từ bên thứ ba, công ty bảo hiểm sẽ không hoàn rebate cho bạn. Đơn giản là vậy.
