Calgary's housing market continued to show balanced conditions in July 2026, with detached and semi-detached homes posting the highest absorption rates while detached homes continued to account for the highest sales activity.
๐ก Detached homes: Benchmark price reached $743,900, down 0.88% month-over-month and down 1.87% year-over-year.
๐ Semi-detached homes: Benchmark price came in at $691,000, down 0.52% from June and down 0.3% compared to July 2025.
๐๏ธ Row homes: Benchmark price sat at $418,500, down 1.32% month-over-month and down 6.1% year-over-year.
๐ข Apartments: Benchmark price reached $297,600, down 0.47% from June and down 8.37% year-over-year.
Absorption rates remained strongest in the semi-detached segment at 35%, followed by detached homes at 34%, row homes at 26%, and apartments at 20%, reflecting balanced conditions across Calgary's housing market.
Inventory remained elevated across all property types, with 2,939 active detached listings, 573 semi-detached listings, 1,115 row homes, and 1,999 apartment listings available in July. Detached homes led all property types with 1,012 sales during the month.
Days on market averaged 33 days for detached homes, 36 days for semi-detached homes, 44 days for row homes, and 54 days for apartments.
