Ugh, yet another wrong home valuation from an online calculator!

Do you know why real estate agents hate these things?

Because they’re notoriously inaccurate!
They’re always behind the times on real estate market trends,
And a computer algorithm can’t take into account the intangibles of a property,
like condition and updates or upgrades.

So if you’re like everyone else in Calgary right now and wondering what your home is worth, send me a message instead of pulling up a search on Google. I understand the local market and know what buyers are actually willing to pay for a home like yours.

Let me give you a free and accurate home value assessment today!

Know why real estate agents hate online home value estimators? đŸ˜€ Because they’re notoriously inaccurate!

How does “timing” affect a home’s sales potential?

Many different factors can drive (or dampen) homebuyer demand, including:

Mortgage rates
Affordability
Economic growth
Unemployment rate
Weather
Holidays
School schedules

You’re ready to put your house on the market—but do you know how to make it stand out to buyers?

Are you thinking about selling your home? If so, here are 3 essential elements to market your listing.

1. Description. It should be clear and compelling while utilizing best practices in search engine optimization.

2. Photos. A picture is worth a thousand words, and high-quality photos can help bring buyers through the door.

3. Audience. If your home is highly customized or has unusual features, it may require a more nuanced approach to find the right buyer.

It’s a sad scenario that many home sellers will have to deal with this year: their home listings will expire or be withdrawn without a sale.

A great real estate agent can ensure you never find yourself in that position. But how do you know if you’ve hired the right agent to help you sell your home?

Here are some qualities to look out for.

Good communication. Real estate agents have their own busy lives and don’t work 24/7. However, they should always be prompt and professional in their responses to your queries and potential buyers.

Compelling listing description. Your agent should take the time to craft a clear, well-written description that highlights your home’s best traits to potential buyers.

Professional photos. Real estate agents don’t need to be prize-winning photographers, but they should use high-quality, well-lit images to show your home at its best.

Strong marketing skills and web presence. In today’s world, successful real estate agents need to be savvy about online and social media marketing.

If your home’s listing has expired and you’d like another opinion on positioning it for sale, reach out.

March is the peak of termite swarming season.

They may not be fun to think about, but termites can seriously damage your home’s integrity. Here are some pro-sourced tips to prevent an infestation:

Don’t let wood touch the soil. Keep wooden siding and door frames above the ground.

Keep your foundation dry. Check for leaks, and make sure your downspouts are directed away from the foundation.

Avoid feeding the termites. Don’t stack firewood against your house; clear vines, stumps, and roots away from your foundation.

Garden strategically. Keep a safe distance between shrubs and walls, keep grass cut short, and replace mulch near your home with stone or gravel.

Seal cracks and crevices. Close off any exterior entry points with caulk or foam sealant.

If you’re preparing to sell or purchase a home, we can advise you on whether or not a termite inspection is required or warranted. Contact us today!

Today’s real estate agent needs certain skills and qualities to sell a home in this challenging market. So how do you know if you’ve hired a great agent?

Here are some “green flags” to look out for:

1. Good communication. You can’t expect your agent to work 24/7, but they should be prompt and professional.
2. Compelling listing description. Your agent should craft a clear and compelling description of your home that is search engine-optimized and appeals to buyers.
3. Professional photos. A skilled agent will use high-quality and well-lit images to show your home at its best.
4. Strong marketing skills. In today’s world, agents need to be savvy about both online and offline marketing channels.

If you’re thinking about selling your home -- or if your listing agreement has expired and you’re ready for a second opinion -- reach out.

Wondering how the roller coaster ride of the real estate market has affected the value of your home?

Don’t get too excited (or worried) about your home’s Zestimate or the value you find on another online calculator. While these tools can give you a sense of whether prices in your area are trending up or down, when it comes to individual homes, they can miss the mark.

No matter how much data these calculators crunch, they can’t take into account the intangibles of your property: the condition of your space, the updates and upgrades you’ve made, or the features that are (or aren’t) popular in your area.

That’s where real estate agents come in. We’re experts on the local market and know what buyers are willing to pay for a home like yours.

Curious about what your house is worth right now? Reach out for a free value assessment!
