Maraming investor ang gusto agad ng up and down para double ang rent. Totoo, mas malaki ang kita. Pero dalawang household din ang aalagaan mo.

Kapag nagreklamo si upstairs tungkol sa ingay ni downstairs, sino ang tatawagan? Ikaw. 😅

Sa isang tenant naman, simple lang ang buhay. Pero kapag bakante, walang pumapasok na rent.

Walang tama o mali. Ang importante, kaya mo ang setup na pipiliin mo.

Oo, mura ang bili. Pero ang condo fee? Monthly ‘yan, habang buhay mo siyang pag-aari. At madalas, tumataas pa every year.

Tapos may special assessment pa. Kapag kulang ang reserve fund para sa malaking repair, ikaw bilang owner ang magbabayad. Walang tanggihan. 😬

Hindi ibig sabihin na bawal na ang condo. Pero siguraduhin na may condo document review condition ang offer mo, at ipa-review ito sa lawyer o qualified reviewer bago pumirma.

Hindi lahat ng townhouse sa Calgary ay pare-pareho, kahit same price pa.

Sa West, tighter ang supply. Sa ibang districts like the North East, mas marami ang listings. Iba ang laro depende sa location.

Tip ko: bago mag-offer, basahin muna ang condo docs. Tingnan ang reserve fund at kung pwede talagang paupahan ang unit. 📋

Magandang tanong, pero may mas importanteng tanong muna: ano ang plano mo sa buhay?

Kung may chance na lilipat ka in a few years, iba ang dapat mong bilhin. Kung pang long term talaga, you can be more patient with the market.

Calgary's semi-detached benchmark is $690,500, up nearly 1% year over year. Yung condo? Down 8%.

Sa half duplex, may lupa ka. Usually walang condo board at walang surprise assessment.

Pero check the title muna, kasi hindi pare-pareho ang setup ng bawat half duplex.

One of the most common things I see: buyers calculating rent minus mortgage and calling it profit.

Pero may tax, insurance, vacancy, at maintenance pa. Real talk, those can flip a positive month into a negative one.

Hindi ibig sabihin na huwag nang bumili. It means you buy with your eyes open.

Not so fast. 😅

"Has a suite" and "legal suite" are two very different things. A legal suite is permitted, inspected, and on the City's registry. Yung iba, basement lang na may kitchen.

Bakit mahalaga? Because the bank and your insurance company care. A lot.

Before you fall in love with the listing, verify the suite. It protects your financing, and it protects your future sale.

Ang daming nagtatanong sa akin nito lately. Honest answer: mura, oo. Sulit? Not yet.

Calgary apartment condos are at nearly six months of supply, with prices down 8% year over year. Detached is at just over three months and holding almost flat.

Semi-detached is actually the only major segment in the green, up nearly 1% at $690,500.

When supply is deep, sellers compete with each other. Balang araw, ikaw rin ang magbebenta. You want to be on the side of the market where buyers are the ones competing.

Add condo fees that climb every year and special assessments na walang pasabi, and the "cheap" entry starts looking expensive.
