Maraming pamilya ang sabay sabay bumibili ng bahay. Dalawa o tatlong income sa isang mortgage.

Wala pong masama doon. Madalas ito ang tanging paraan.

Pero may nalalaktawan. Sa lawyer's office, tatanungin kayo kung paano hawak ang title, at ilang minuto lang ang desisyon.

Joint tenants means equal shares, and a deceased owner's share passes to the others automatically, skipping their will. Tenants in common means shares can be unequal to match what each person contributed, and each share goes to that person's own heirs.

Kung hindi pantay ang inilagay ng bawat isa, malaki ang pinagkaiba nito.

And when someone eventually wants out, a written co-ownership agreement is what keeps it from becoming a family problem.

Hindi ito kawalan ng tiwala. Ito ang nagpoprotekta sa relasyon.

A preserved wood foundation is an engineered system. Pressure treated lumber built to CSA standards instead of poured concrete. Calgary used them heavily from the late 1970s into the early 1990s, and many are still solid today where drainage was handled properly.

The real friction is financing. Lenders usually want an engineer report, and mortgage default insurance is often unavailable, so 20 percent down becomes the minimum.

For a first-time buyer that is a wall. For an investor already putting 20 percent down, it is barely a speed bump. Iyan ang pagkakaiba.

Just do not write an offer on one without a long financing condition, and speak with your insurer before going firm.

Business owners, quick one for you. When it comes to life insurance, most owners default to holding the policy in their own name. But if you've got a corporation with retained earnings sitting there, that might be the wrong pocket.

Pay premiums with corporate dollars and you're often using money that was taxed lighter on the way in. And through the capital dividend account, a big chunk of the payout can reach your family without the usual tax hit, helpful for balancing an estate or buying out a business partner cleanly.

This isn't about which policy is "better." It's about where the policy lives and whose name owns it. That structure is a conversation worth having with your accountant and a licensed advisor before you decide anything.

Alam mo ba na may mortgage na nagre refill?

A standard mortgage locks away every dollar of principal you repay. To reach it again you reapply, get an appraisal, and requalify.

A homeline plan combines your mortgage and a line of credit under one charge. As the mortgage balance drops, the credit limit rises without a new application.

Pero may bago. Since the OSFI change, the line portion is capped at 65 percent of value and the combined limit shrinks toward that over time. The refill may not be dollar for dollar anymore.

If you already have one, ask your lender how it is actually structured. Marami ang hindi alam na nagbago ito.

Whether the interest is deductible depends on how the money is used, so please confirm with an accountant.
