Calgary housing market update — August 2026. Sales are down 16%, and buyers finally have room to move.
Here's what the numbers actually say. Sales hit 1,660 (down 16% year over year), new listings fell to 3,141, and inventory is still sitting at 6,509 units — right around 4 months of supply.
What moved, July → August:
🏠 Detached — $743,900 → $744,300. Essentially flat, down 1% year over year. Over 3 months of supply.
🏘️ Semi-detached — $691,000 → $690,500. Up about 1% year over year. CREB still calls these conditions "relatively balanced."
🏡 Row / townhomes — $418,500 → $415,200. Down 5% year over year, near 4 months of supply.
🏢 Apartments — $297,600 → $295,400. Down 8% year over year with nearly 6 months of supply — CREB is calling this a buyer's market outright. Condo prices now sit about 13% below their August 2024 peak of $341,300.
BUYING: choice is up and sellers are negotiating, especially in condos and townhomes. This is the part of the cycle where patient buyers do well.
SELLING: homes are still selling — but they're selling at August 2026 pricing, not 2024 pricing. Getting the list price right is the entire game right now.
