I’m a big believer that AI is an incredible tool—but when it comes to determining the value of your home, I’d be cautious about relying on ChatGPT, Perplexity, or other AI tools to give you an accurate number.

Real estate professionals have access to verified, local data through our MLS system and local real estate board—including recent comparable sales, current inventory, market conditions, property-specific details, and trends that AI may not have access to or understand in the same way.

AI can be incredibly helpful when it comes to researching, organizing information, and even helping you think of questions to ask your realtor. But it shouldn’t replace the expertise, local knowledge, and verified data that go into properly pricing a home.

And if you’re using AI to help prepare for a conversation with your realtor, that’s great! Just make sure you’re thinking critically about the questions you’re asking and fact-checking the information you’re given.

AI is still relatively new, and while it’s becoming incredibly sophisticated, I don’t think we’re quite at the point where it should be the tool you rely on to determine what your home is worth.

Use AI as a resource. Use your realtor for the real numbers.

The Calgary condo market continues to face some challenges, with elevated inventory, higher vacancy rates, and rents down approximately 10–15%. We’re also seeing more investors reach a point where they’re simply tired of being landlords and are choosing to sell.

That has created a very competitive environment for condo sellers. It’s a buyer’s market, and pricing strategy is critical.

One of the biggest shifts I’m seeing is that sellers can’t rely solely on what a comparable property sold for previously. In this market, we need to look at the competition today and price with the current buyer in mind.

I often refer to it as the “slightly less, slightly more” strategy: slightly less than the current competition, and slightly more than the most recent comparable sales.

With so much inventory for buyers to choose from, simply putting a condo on the market and hoping it sells isn’t enough. Your pricing, positioning, and strategy need to be very intentional from day one.

If you’re considering selling a condo, don’t just list it—position it strategically. In this market, pricing is key.
