Calgary’s May housing market continues to move toward more balanced conditions.

Sales reached 2,162 units in May, down 16% year-over-year, while inventory climbed to 6,752 units. With more listings available and increased competition from both the new home and rental markets, buyers are taking a more measured approach.

Segment performance continues to vary:
✨ Detached homes remain relatively resilient, with just 2.5 months of supply and benchmark prices rising to $747,800 in May.
✨ Apartment-style condominiums are experiencing the most pressure, with over five months of supply and benchmark prices down 9% compared to last year, creating more opportunities for buyers.

Overall, Calgary’s benchmark price sits at $570,500—up from earlier this year but still 3% lower than May 2025. While detached homes have seen seasonal price gains, apartment prices continue to soften as inventory remains elevated.

As market conditions become increasingly segmented, understanding your specific property type and neighbourhood has never been more important.
