Calgary Detached Homes Buck the Slowdown
Despite a general cooling in the market, Calgary’s detached homes have truly stood out. In Late-Q3, the city saw 1,650 total home sales—down about 4% from last year and holding steady month-over-month—but detached properties were a bright spot. With 896 detached sales, not only did this segment outperform Mid-Q3, but it actually rose more than 4% year-over-year. This resilience helped the market sidestep the usual seasonal slowdown. New listings did climb, shifting the sales-to-new-listings ratio to approximately 49%, while inventory and months of supply remained steady below four months. It’s worth noting that much of the recent construction has added to higher-density options, not detached homes, which has prevented any significant oversupply in that segment. Price trends have been mixed: row homes dropped about 8% over the year, apartments by 6%, and detached homes held relatively firm with just a 1% decrease. Softer pricing was most evident in the northeast, east, and north districts. Having guided clients through many cycles since 2002, I know how quickly conditions can shift—and how important it is to have experience and strong negotiation on your side in markets like these.
