To everyone who showed up Saturday and made me feel so incredibly loved, thank you. 25 year old me had no idea heading into 40 was going to get this good.

The Calgary market didn’t shift evenly.

May’s stats show a pretty clear split:

Detached homes are still sitting in balanced territory, with 2.45 months of supply and inventory down 3% year over year.

Apartments are telling a different story: 5.14 months of supply, prices down 9% year over year, and a lot more choice for buyers.

And luxury homes are still moving. Year-to-date, sales are up in the $1.5M+ segments compared to last year.

Even within the same property type, your community matters. A detached home in one Calgary pocket can be moving very differently than a similar home across the city.

So when someone says “the market has shifted,” the real question is: which market?

For sellers, pricing matters more than almost anything right now. The right strategy depends on your property type, price point, community, condition, and the competition you’re up against.

For buyers, opportunity may look different depending on what you’re shopping for. More inventory can create breathing room, but not every segment is softening the same way.
