After 30+ years in one home, today marks the beginning of a new chapter.

We met at an open house and just clicked. As we started chatting, I learned what she was looking for, and of course, I reminded her of my rule: you only get 3 must haves, or you’re unicorn hunting. 🦄

We saw a number of homes, but kept coming back to what mattered most. Staying in West Hillhurst, finding something a little newer, and a home with less square footage that better suited this next stage of life.

She was nervous. And honestly, there were moments she wasn’t sure she’d ever move or find the one.

But we kept going, stayed focused on what mattered, and today we get to start her next chapter.

This is one of my favourite parts of what I do. It’s never just about finding a house. It’s about helping someone navigate a big life change, working through the uncertainty, and finding a place that feels right for what comes next.

Here’s to new beginnings, a new home, and all the memories still to come.

This one is for the people who host. The kitchen island is huge, the main floor is wide open, and nobody gets stuck cooking alone while everyone else is in the other room.

A few things I love about it:

There’s a time to test the market. And there’s a time to price strategically from day one.

Right now, I’d be choosing strategy over testing.

Calgary’s September numbers make that pretty clear:

• 1,650 homes sold
• $566,700 residential benchmark price
• Just under 4 months of supply
• Detached homes remained relatively balanced, while apartment and row homes saw higher supply and more buyer-friendly conditions.

Your property type, neighbourhood, recent comparable sales and current competition all matter when deciding where to price.

Buyers have options. Your pricing needs a strategy.

We sold a home in West Hillhurst without a single sign on the lawn.

No open house. No lockbox. No strangers wandering through on a Sunday morning while you’re still in your robe drinking coffee.

Here is how it actually went. A couple of strategic conversations turned up two interested parties before this one ever needed to hit the open market. No bidding war, no public listing, just the right people finding out at the right time. One offer accepted. Done. The neighbours found out the same way everyone else did. After.

People assume “off market” means a lesser process. It is the opposite. It means fewer eyes, fewer opinions, fewer people touching your doorknobs, and a seller who got to keep their week completely normal while their home changed hands.

Not every home is a fit for this approach. But if privacy matters more to you than a bidding war, or you just want to test the water without your address showing up on every app in Calgary, that conversation is worth having.

To everyone who showed up Saturday and made me feel so incredibly loved, thank you. 25 year old me had no idea heading into 40 was going to get this good.

Getting older is an absolute blessing… especially when surrounded by the most fun and amazing family and friends.
