The frenzy cooled. The market didn’t.

Sales are down ~13% year over year as more listings hit the market. Inventory is up, pushing supply to 2.9 months. Homes are taking 35 days to sell instead of a week.

The benchmark price sits at $565,600 (↓4% YoY), a correction, not a crash. And properties are still selling at ~98% of list price, which tells us buyers are negotiating, not lowballing.

Where the split is happening:
Detached & semi-detached: Still competitive, especially in the $500–800K range.

Apartments & row homes: Inventory has climbed, prices have softened 6–9% YoY, and buyers finally have leverage.

What this means:
Last year rewarded speed.
This year rewards pricing, preparation, and strategy.

Calgary hasn’t slowed down.

It’s simply returned to a more balanced, more rational market.
