🏡 30 Days of Real Estate Facts — Day 23!
Looking for a home in Calgary? Before you decide what to buy, you might want to think about WHERE you want to live, because not every community offers the same options.
One thing I want buyers to understand is that choosing a home isn't just about the property itself. The community you choose can make a big difference, too.
For example, if you're exploring Mahogany, you might be drawn to the lake lifestyle, recreational amenities and the mix of housing options available in the community.
In Seton, you can explore options that may appeal to buyers who value access to amenities, shopping, services and the South Health Campus area.
And if you're looking at Heartwood, you may find newer housing options worth exploring as you consider your budget, preferred home style and future plans.
Now, if you're open to looking beyond Calgary's city limits, Airdrie is another option to consider, with a variety of housing styles and communities of its own.
But here's the important part: none of these communities is automatically the best choice for everyone.
Your budget, commute, lifestyle, household needs and the type of property you're looking for should all help guide your decision.
So instead of asking only, “What can I afford?” also ask, “Where can I find the right combination of home, location and lifestyle for me?”

“You’ve finally saved enough for a down payment. Congratulations! But are you financially ready to buy a home? There’s something else you need to consider.”

When you're planning to buy a home, it's easy to focus so much on saving your down payment that you forget about the other expenses that can come with closing a purchase.

For example, you may need to budget for a home inspection, legal fees, a property title registration fee, and adjustments for expenses the seller has already paid, such as property taxes or condo fees.

And depending on your situation, there could be other costs too.

Here's why this matters: you don't want to put all your available savings toward the down payment and then realize you don't have enough money set aside to complete the purchase comfortably.

So, before you start shopping for a home, ask your mortgage professional and real estate team to help you understand the funds you'll need beyond your down payment.

Because being ready to buy isn't just about qualifying for a mortgage or saving enough for the deposit.

It's about being financially prepared for the entire transaction.

🏡 30 Days of Real Estate Facts — Day 21!
Thinking about selling your home? Before you list it, there are a few costs you might want to plan for first.
And no, I'm not just talking about real estate fees.
One thing first-time sellers sometimes overlook is that getting your home market-ready can come with its own expenses.
For example, you might need to touch up some paint, fix a few things around the house, improve the landscaping, arrange professional cleaning, or consider staging to help your home make a better first impression.
And if you're moving to another home, you may also need to budget for moving expenses, temporary storage, or even a short period of overlapping housing costs.
Now, here's the important part: you don't necessarily need to spend thousands of dollars before selling.
Some homes may benefit from a little preparation, while others may need very little. The goal is to identify what is actually worth doing for your property—not spend money on improvements that may not pay off.
So before you start booking contractors or buying supplies, take a step back and ask:
“Which expenses are necessary, which are optional, and which could make a meaningful difference when I sell?”
That way, you're making decisions based on a plan instead of spending money simply because you think you have to.
And remember, when objecting to listing your property with a realtor because of the real estate fees, understand that many of the services a realtor provides include upfront costs often paid out of their own pockets.

If you think a buyer's agent is just there to find you a house and open the door… you're missing a big part of the picture.
Because finding a home is only one part of the home-buying process.
Let's say you're buying a home in Calgary. You find a property you love, and you're ready to make an offer.
But now you have some important questions.
Is the asking price reasonable?
What should you look at before making an offer?
Are there concerns with the property that deserve a closer look?
What conditions should you consider including in your offer?
And are there terms you could negotiate beyond just the price?
That's where a buyer's agent can bring value.
A good buyer's agent helps you assess the market, understand the transaction, navigate the offer and negotiation process, keep track of important deadlines, and identify questions you may need to ask before moving forward.
And just as importantly, they should explain your options so you can make informed decisions—not pressure you into making an offer you're uncomfortable with.
Because the goal isn't simply to help you find a house. It's to help you navigate the process of buying it with greater clarity and confidence.

In Metro Calgary, the average price of a detached or semi detached home rose between 2.24% to 5.42% averaging $692,838 for semi-detached to $828064 for detached homes. On the other hand, townhouses and apartments sale prices decreased between 5-6% with apartments averaging 327,750 and townhouses showing an average of $427227.

So what’s happening in Airdrie?

Airdrie’s year over year average price has dropped between 1 and 9%. In dollar value, that’s between $244,542 to $598,012.

Calgary's September 2026 benchmark prices show that the market is behaving differently depending on the type of property. Detached home prices have remained relatively stable compared with last year, while townhouses and apartments have experienced larger declines.
This is why it's important to look beyond the overall market numbers. The community, property type and comparable sales all matter when determining what a specific home may be worth.

🏡 30 Days of Real Estate Facts — Day 19!
Buying a home in Calgary? Don't book your movers until you understand this about possession day.
Your possession day is here… so why don't you have the keys yet?
If you're buying a home in Alberta, this is something you need to understand before booking your moving truck!
Your possession date is the date you've agreed to take possession of the property. But that doesn't necessarily mean you can walk in first thing that morning and start moving your furniture.
Here's why.
On possession day, the purchase still has to go through the necessary closing steps. The seller's funds must be received, the transaction must be completed according to the agreed arrangements, and your keys are generally released once the required closing steps have been confirmed.
And here's the important part: the exact possession date and time matter. Don't assume you can get access at midnight, first thing in the morning, or whenever your moving truck arrives.
Imagine booking movers for 9 a.m., only to find out your keys won't be released until later that day. Now you're dealing with delays, extra costs, and a whole lot of unnecessary stress!
So before possession day, confirm the agreed possession time with your real estate team, coordinate with your movers, and avoid scheduling everything around an assumption.
Because buying the home is one thing. Getting access to it and moving in smoothly is another.

🏡 30 Days of Real Estate Facts — Day 18!
You found your dream home, the seller accepted your offer… but you might not actually have an unconditional deal yet.
Why?
Because a home can be sold with conditions.
When a buyer makes an offer, they can include conditions that need to be satisfied before the transaction becomes firm.
For example, the offer might be conditional on financing, a home inspection, or the sale of the buyer’s existing property, depending on the circumstances and what the parties agree to.
So imagine you offer $500,000 for a home, the seller accepts—and the offer is conditional on you obtaining satisfactory financing.
The seller has accepted your offer, but the deal isn't really firm yet.
There is still a condition that needs to be satisfied or waived within the agreed timeframe.
And here's why this matters:
“Accepted offer” and “firm deal” aren't exactly the same thing.
The exact conditions, deadlines, and wording matter.
That's why buyers shouldn't just focus on the price they're offering. They also need to understand what they're agreeing to and what has to happen before the transaction becomes firm.
So remember:
Accepted offer does not automatically equal firm sale.
