Some homes are worth the wait. This was one of them.

Our buyers had been patient, holding out for the right fit in the right spot instead of forcing a compromise. When this Highland Park half duplex came up, we knew it was the one, and we moved fast. Under contract five days after it hit the market, and the deal is now firm.

It’s a 2012 build with over 2,500 square feet of fully developed space, a walkout basement with in-floor heating, a brand new furnace and AC, and three east-facing outdoor spaces. Four parking spots and a 10-minute drive to downtown. That mix doesn’t come together often this close to the core.

This one was never going to be a straightforward sale, and we knew that going in. The property had gone through a significant water event, and our job was to find the buyer who could look past the current condition and see the real opportunity here. Spoiler alert: we found them.

The spring market is here. But this year, it's playing by completely different rules.

For the first time since 2020, Calgary's entering the busiest season with nearly 4,200 active listings, slowing population growth, and a market that's split into two very different stories. That matters because the strategy that works for buying a detached home is completely different from buying a condo right now.

Here's what we're seeing: Detached homes are still competitive with just under three months of supply. If you're in that market, you need to be prepared to move quickly on the right property. But the condo and townhome segment has flipped entirely. Over five months of supply means buyers have genuine negotiating power for the first time in years, and sellers in that segment need to be realistic about pricing and presentation.

This is why blanket market advice doesn't work. "The spring market is hot" tells you nothing about what's actually happening in your specific segment. A buyer looking at condos is in a completely different position than a buyer looking at detached homes, even though they're shopping in the same city.
