"Calgary real estate is dead." That's the headline. So I decided to check it myself.
I pulled 500 detached home sales from SW inner-city Calgary this year - 407 unique properties across 22 communities - and broke them into micro-markets. The result? The "slow market" story collapses fast.
What the data actually shows:
π Homes selling in the first 7 days are getting 101.9% of asking price - roughly 70% sell ABOVE ask
π By day 30, that drops to just 8%. Time is literally money.
π Elbow Park & Upper Mount Royal: ~40% of sales over asking, selling at up to 1.27x tax-assessed value
π₯ The $3M-$4M band has just 1.3 months of supply - that's a strong seller's market
The lesson: there is no single "Calgary market." There are 22 micro-markets - and yours may be nothing like the headline.
If you're curious where YOUR community or price band sits in this data, drop it in the comments and I'll tell you the real numbers. Or watch the full breakdown (with the downloadable report) here: π
