More Supply, Slower Sales in August

Calgary's August market saw 1,660 sales, representing a 16% year-over-year decline. New listings also decreased, falling nearly 10% to 3,141 units. There were 6,509 homes in inventory, and despite inventory easing from July, slower sales pushed overall supply to nearly four months. Calgary's total residential benchmark price came in at $569,800—similar to the previous month and 1% below 2025 levels.

Property type continues to be a major factor in market conditions. Detached homes are seeing just over three months of supply, helping keep prices relatively stable, while semi-detached homes are also experiencing balanced conditions. At the other end of the spectrum, apartment-style homes have nearly six months of supply, contributing to continued price declines in that segment. Row and townhomes, like other higher-density properties, are also facing increased supply and softer pricing conditions.
