Is Calgary’s Housing Market Heating Up or Cooling Down? 🏡📊
Calgary’s housing market is showing clear signs of rebalancing in 2026. So, is the market heating up—or cooling down?
The latest numbers suggest that overall activity is cooling, but Calgary’s market is far from uniform. In July, Calgary recorded 1,904 residential sales, down 9% from last year, while new listings fell 15% to 3,323. The overall benchmark price reached $569,200, about 2% lower than a year ago.
At the same time, the market is becoming more balanced. Months of supply increased to approximately 3.5 months, giving buyers more choice than they had during the exceptionally tight conditions of previous years.
But here’s the important part: not every segment is moving in the same direction.
🏠 Detached Homes: Conditions remain relatively balanced, with the July benchmark price at approximately $743,900, less than 2% below last year.
🏘️ Semi-Detached Homes: The market remains comparatively stable, with the July benchmark price around $691,000, close to last year’s level.
🏡 Row Homes: Greater supply has created more pressure, with the benchmark price declining to approximately $418,500, about 6% below last year.
🏢 Apartment Condominiums: This is where the cooling is most pronounced. Increased supply and softer demand have pushed the July benchmark price to approximately $297,600—more than 8% below last year’s level.
So, what does the bigger picture tell us?
Calgary isn’t simply experiencing a “hot” or “cold” market. It is transitioning toward a more balanced and segmented market. The opportunities—and challenges—can vary considerably depending on property type, neighbourhood and price range.
