🍂 Calgary's Fall Market: The Time for Buyers is NOW!

Stepping into the Calgary housing market this fall feels like you've discovered a treasure chest of opportunities. Unlike last year, you're not scrambling against a ticking clock or jumping through hoops just to get a peek at your potential new home. Thank the 36% rise in listings compared to last year, giving a boost of 17% above the usual September levels. More choices mean it’s your time to shine.

With 3,782 new listings on the radar and 1,720 homes sold, Calgary is making sure potential buyers like you have a buffet of options. The current inventory is at 6,916 units, shifting power back to you, the buyer. Think about having more time to pick the perfect home where you can settle in Cochrane or start a fresh chapter closer to the serene settings of Bearspaw.

An unexpected ally in this market shift? The prices are starting to relax, with the residential benchmark now at $572,800. The adjustment in pricing is a sigh of relief and a key moment to make your move before things heat up again.

So how do you make the most of this? Here’s how:

1. Act quickly: With a buyer's market, you have room to negotiate, but don’t wait too long—good deals don’t last forever.
2. Seek guidance: Partner with a seasoned real estate expert who understands your needs, especially in hot spots like Panorama or Cochrane.
3. Consider future returns: Think about how today’s decisions can benefit your lifestyle and wallet for years to come, whether you’re investing or settling into your first home.

Buying a house in Calgary? Let’s make this journey simple and fun! 🏘️

1. Decide on Your Budget: Think of how much you can spend including extra costs like taxes and fees. A mortgage calculator is a great tool to start with.

2. Get Pre-Approved for a Mortgage: This gives you a clear idea of your buying power. Ask your bank or a friend recommendation for a good mortgage advisor.

3. List Your Must-Haves: Two bedrooms? Big backyard? Make a list of what you can’t live without and what you can compromise on.

4. Start House Hunting: Look for homes that meet your needs. Walking around different Calgary neighborhoods is a fun way to get a feel for the area.

5. Make an Offer: Found the perfect place? Time to make an offer. Your realtor will help with this and ensure you’re getting the best deal.

6. Home Inspection: Once your offer is accepted, get the house checked out by a professional inspector to make sure everything's in tip-top shape.

7. Sign the papers with your Lawyer:

8. Possession Day! Get the keys! Now you're a proud homeowner in this vibrant city.

Buying a home here might feel like a big mountain, but with the right help and these steps, it can be a smooth ride.

Creepy and kooky, and altogether spooky... it's Halloween!

For the little kids, gather a group of friends (there is safety in numbers) and perhaps plan a custom theme for Trick-or-Treating. Think superheroes, Disney princesses, Scooby-Doo or go classic with the Wizard of Oz. For the big kids, they might enjoy a horror movie marathon with popcorn and candy. As adults, we never get to dress up, who doesn't love a costume party? Consider a Halloween gathering with dry ice cocktails or mocktails and fun eats.

Happy Halloween! How are you celebrating this year?

Your compound awaits!

If you have your sights set on upsizing for the purpose of storage, there are an abundance of options to consider. The possibilities range from a simple extra bedroom or ample walk-in closets to finished basement or attic space. For the ultimate property, consider an over the garage apartment, a high design carriage house or an elaborate suite in the pool house. The options are endless to go big or go home, in this case perhaps do both!

Let's discuss your vision for upsizing and how I may assist.

Exuding elegance and sophistication, home design is seeing a rise in darker toned cabinetry. Ebony, charcoal or navy make a statement and bring the drama. Dark cabinetry creates high design in the kitchen and bathrooms, but can also be incorporated into a bar or den. Create a modern aesthetic with contrasting hardware, think gold or brass.
Keep in mind that with darker cabinetry, the space also has the potential to be darker. To combat this effect, carefully consider lighting. Recessed lighting is an ideal option, as is a statement piece like a chandelier.

What are your thoughts on the emerging design trend of dark and dramatic cabinetry?

Simple, functional and boasting charming aesthetic, this month we are spotlighting the architectural details of Cape Cod home style.

With steeply pitched gable roof, symmetrical facade and quaint dormer windows, the Cape Cod style is a reflection of New England's coastal design. The Cape Cod is notorious for their efficient use of interior space. Exteriors are known for clapboard or shingle siding, often left natural or painted a timeless white.
Modernizing the Cape Cod embraces elements including larger windows, open floor plans and contemporary materials.

Is a Cape Cod style home on your wish list? Let's discuss your dream home.

You have your sights set on your first house. As a first time home buyer, you are dreaming, planning, and above all, saving. My best, tried and true, first time home buyer tip is to create a budget and stick to that budget. Which, admittedly, is often easier said, than done.

Think about where you can save money. Are there streaming subscriptions you don't use? If so, take steps to cancel. Stocking up on groceries and eating in is a far more efficient use of your money than eating out. Do you often stop by the local coffee shop for your morning latte? Making your coffee at home will save money and add up. If you simply must make it fancy, purchase a small at-home milk frother. If you focus on your priorities and keep your eyes on the prize, your first home will be within reach before you know it.

Let's discuss your home buying journey and how I can help.
