Have you ever considered buying a rental property?
Whether it’s been a mere passing thought, or something you’ve seriously considered, I want to share some of my learnings and advice from having my own rental properties.
There’s a lot of factors that need to be taken into consideration on top of rental income and purchase price.
For example:
1️⃣ How will you screen tenants?
2️⃣ Have you factored in vacancy/maintenance/condo fees/property management
3️⃣ If it’s a house, how will you manage utilities, yard work and snow removal (it is Calgary, after all…)
4️⃣ What can you write off on your taxes?
5️⃣ How do you figure out what you can charge for rent?
We felt very overwhelmed when we began investing, but we’ve learned so much along the way. One of the key tools to succeeding is having a knowledgeable team.
