Chestermere's housing market remained balanced in June 2026, with apartment-style homes posting the highest absorption rate while detached homes continued to account for the highest sales activity.
๐ก Detached homes: Benchmark price reached $774,300, down 0.22% month-over-month and down 4.85% year-over-year.
๐ Semi-detached homes: Benchmark price came in at $583,700, down 0.17% from May and down 2.18% compared to June 2025.
๐๏ธ Row homes: Benchmark price climbed to $391,400, up 0.95% month-over-month and up 1.08% year-over-year.
๐ข Apartments: Benchmark price sat at $268,800, down 1.1% from May and down 0.3% year-over-year.
Absorption rates remained strongest in the apartment segment at 29%, followed by semi-detached homes at 21%, while detached homes and row homes both recorded 17%, reflecting balanced conditions across Chestermere's housing market.
Inventory remained healthy across all property types, with 205 active detached listings, 52 semi-detached listings, 47 row homes, and 7 apartment listings available in June. Detached homes led all property types with 35 sales during the month.
Days on market averaged 45 days for detached homes, 62 days for semi-detached homes, 54 days for row homes, and 80 days for apartments.
