Thinking about co-signing for a family member or friend? Read this first 👇
I’ve been getting a lot of inquiries lately about co-signing… and many didn’t fully understand what they agreed to before signing.
Yes, it’s an amazing way to help someone get into a home — but you also need to protect yourself.
⚠️ Co-signing means you are 100% legally and financially responsible for that mortgage.
If payments are missed, you are expected to step in.
Here are a few things you NEED to know before signing:
✔️ Liability vs Ownership
Co-signer = you’re on the mortgage and title
Guarantor = you’re on the mortgage but no ownership rights
✔️ Your credit is at risk
Missed payments will affect YOUR credit score immediately.
✔️ There’s no easy exit
You’re tied to that loan until it’s paid off or refinanced under the borrower’s name.
✔️ It affects your buying power
This debt counts against you and can limit your ability to buy your own home.
✔️ Legal responsibility is real
Lenders will collect from whoever they can and that includes YOU.
✅ Bottom line: Help comes from a good place… but it should come with full understanding.
If you’re considering co-signing or being asked to, talk to mortgage first so you know exactly what you’re getting into and if you don’t have one. I can refer you to a trusted mortgage specialist to explain.
