The countdown to getting the keys is officially on!

They say if you let something go and it comes back to you, it was meant to be. This one tested that theory. Negotiations stalled early on and we walked away, sometimes that’s just how it goes. But this lake community kept pulling my clients back, and nothing else we toured could shake it loose. So we picked the conversation back up, this time it clicked, and here we are.

📊 August 2026 Calgary Real Estate Market Update 🏠

Right on cue for summer, things eased up a bit in July. Sales dropped 9%, new listings fell 15%, and condos are still where most of the price pressure is landing.

🏡 Detached/Semi-detached: prices basically flat, detached down just under 2% YOY, semi-detached essentially flat, both still fairly balanced
🏘 Row: down 6% YOY, months of supply climbing to around four, sellers are feeling more competition here too
🏢 Apartments: nearly 5 months of supply, prices down 8.4% YOY, buyers have real leverage. Over 17,000 apartment units are still under construction!

But across all segments, new builds are keeping pressure on both rents and resale prices.

📍 West: one of the only districts with a price gain this year
📍 North East: steepest declines in the city
📍 Cochrane: sales up despite a small dip in price, standing out from other surrounding regions

💡 Buyers: with that much condo supply sitting on the market, you’ve got real leverage on price and conditions
💡 Sellers: if you’re detached or semi, price with confidence, your segment’s still holding steady
