We tried resale, but when every home you walk into doesn’t even compare to brand new, you just gotta follow your heart.

Congratulations to my client on getting her offer accepted on a quick possession home in Glacier Ridge!

No waiting a year for possession, no nickel-and-diming on upgrades, no “that’s an upgrade” conversation at signing. Cabinets to the ceiling, stone counters, and chimney hood fan all come standard, and they’ve even thrown in the washer and dryer and window coverings, which is super rare!

And it also came in well under comparable resale. A fresh start, in every sense.

📊 June 2026 Calgary Real Estate Market Update 🏠

Sales and new listings both pulled back in May, and it’s not hard to see why. More options in rentals and new builds, cost of living pressures, and slower migration are all weighing on demand in the resale market right now.

🏡 Detached: prices climbing every month since January, inventory tighter than last year
🏢 Apartments: over 5 months of supply, prices down 9% YOY, buyers have real leverage
🏘 Row/Semi: more supply than a year ago but still holding steady
📍 West: under 2 months of supply for detached, one of the tightest spots in the city
📍 North East: seeing the steepest price declines across most property types
📍 Cochrane: sales up, prices rising since January, standing out from the other surrounding regions

We started this search looking at new builds, but after some real conversations about lifestyle and long-term goals, we took a different direction. One that ended up making a lot more financial sense too.

And then we walked into this one!! 😍

Quartz countertops, stylish hardware, beautiful finishings throughout, and a den. It stopped us in our tracks for all the right reasons.

We were taking our time with the decision when we got the call that another offer was coming in. That changed things fast. We put together a strong offer, submitted it, and got the place.

I also happen to have another client who owns in this building and has been really happy there, so that kind of inside knowledge doesn’t hurt either! 😊
