My Grandpa straps his walker on the back of the bike because he loves to ride so much. He just had his licence renewed until his 100th birthday

One of the more challenging and document-heavy parts of qualifying for a mortgage is proving your down payment history. The reason that we need to provide so much paperwork is that the government requires all mortgage lenders to show 90 days history for down payment funds because of Canada’s anti-money laundering (AML) regulations put in place by the Financial Transactions and Reports Analysis Centre of Canada (FINTRAC).

The government requires lenders to show this proof during an audit, and they can be fined a significant amount if they do not have that proof of fund history available. The lenders ask for history on any large or frequent deposits not easily explained (like a paycheck). This is not a reflection of your character in any way. This is a policy applied to all people seeking a mortgage and is enforced by the government of Canada.

The entire funds do not need to have been in your account for the full three months, but you need to show a gradual accumulation of the down payment saved and any large deposits or transfers to your account will need to be explained with documentation. If you transfer money from one account to another we need to show 90-days history for EVERY account the downpayment funds have touched.

Your accountant and I look at your income differently but we do agree on one thing >>> We BOTH want to save you money.

Prime lenders like the banks look at tax documents and company financials, but the alternative lenders that mortgage brokers work with give us more flexibility. They may review bank statements instead of tax documents. Alternative lenders will charge a lender fee and have slightly higher interest rates but this may allow you to save thousands of dollars in taxes. You will not have to pay taxes on that extra income we are trying to use to qualify for the mortgage you want.

Introduce me to your accountant and I can ask them for the documents I need to get the math started.

The first step to getting a mortgage in Canada is to build your credit rating. A strong credit rating will help you get a better mortgage rate, which could save you thousands of dollars in interest charges over the life of your mortgage. Here are the basics to start the process

✅ Apply for credit (every person with income should do this)

✅ Use and pay off a credit card each month

✅ 2 forms of credit with $2,000+ limit is ideal. Please keep balance below $1,000

✅ Pay your bills in full and on time, including rent, utilities, insurance and phone services

✅ Pay bills with e-transfer rather than cash so we can show the history on bank statements

✅ Prove that you have a consistent source of income, by staying with the same employer for an extended period of time. If your employer can guarantee hours or salary we can use this income to qualify without needing 2 years history.
