📈Calgary’s housing market is shifting toward balance. Inventory climbed to 6,752 homes in May, driven by increased supply of apartments and townhomes, while detached home inventory remains below historical levels.

Sales totaled 2,162 units in May, down 16% from last year, as buyers navigate higher living costs and slower migration. More housing choices in both the resale and rental markets are creating greater competition, especially for apartment-style properties where conditions are increasingly favouring buyers.

💡 What does this mean? Buyers have more options and increased negotiating power, particularly in the condo market. Sellers can still achieve strong results, but strategic pricing and marketing are becoming more important as competition grows.
