Calgary’s market has a new spring in its step this season 🌸

April saw both sales and new listings rise 12% from March, pushing inventory to nearly 6,000 homes, giving buyers more choice and easing urgency. Sales are still down 6% from last year, and while prices ticked up to $568,800, they remain about 3% lower year-over-year, signaling a more balanced market.

Buyers: More choice + stronger negotiating power (especially condos -9% YoY).
Sellers: More competition, so pricing and presentation matter more than ever.

We’re also seeing growth outside the city, while affordability and rentals continue to influence decisions.
