🍂 Fall is bringing change to Calgary’s real estate market 🍂

After months of tight conditions, things are finally starting to shift — more listings, more options, and a little more breathing room for buyers.

September brought 3,782 new listings — the most we’ve seen in a while — and for the first time in months, supply is outpacing sales. Inventory is up 36% year-over-year, led by big jumps in apartments and row homes.

🏡 Detached homes: Sales have eased as new listings climbed, bringing the benchmark price to $749,900 (down 1% from last month).
🏘️ Semi-detached: Holding steady around $684,800.
🏢 Row homes & apartments: The biggest inventory gains — more choice, and a few price adjustments.

Overall, Calgary’s market still leans toward sellers — but balance is on the horizon. Whether this is a lasting trend or just a seasonal pause will depend on how inventory moves through the winter.
