Alberta is projected to lead Canada in population growth through 2050.

According to ATB Economics using Statistics Canada projections, Alberta's population is expected to grow 46% between 2025 and 2050—the highest projected growth in the country.

This isn't happening in a vacuum.

Over the past few years Alberta has been attracting:
✅ Billions of dollars in private investment
✅ New AI and data centre projects
✅ Energy expansion and petrochemical development
✅ Manufacturing and logistics growth
✅ Thousands of new jobs
✅ Interprovincial migration from Canadians looking for affordability and opportunity

Population growth doesn't just create demand for housing—it creates demand for schools, hospitals, roads, utilities, retail, recreation, and entire new communities.

CREB's latest housing update confirms what many buyers and sellers are already noticing: Calgary's market is shifting toward more balanced conditions.

✅ Detached homes remain relatively stable, with some areas still experiencing seller-favourable conditions.

✅ Apartment and condominium markets are facing more pressure as supply continues to increase.

✅ Slower migration and increased rental inventory are reducing demand for condos and investment properties.

🏠 Berkshire Hathaway just made an $8.5 billion bet on a North American homebuilder.

It got me thinking about Calgary.

Despite today's concerns around affordability, interest rates, and economic uncertainty, Calgary remains one of the more affordable major cities in North America and continues to attract people from across Canada and abroad.

I recently watched a YouTube video claiming some Calgary suburban communities could see major price collapses over the next few years.

As someone who has worked in Calgary real estate for nearly 30 years, I think there are some valid concerns worth discussing — but also a lot of exaggeration.

Calgary is far more nuanced than “suburbs are collapsing.”
