From offer to keys: a guide for Alberta homebuyers
As someone who’s walked the homebuying journey alongside many Alberta families, I know just how important it is to move from offer to keys with confidence. Start by taking a close look at your budget—understand what you qualify for on a mortgage and factor in the real costs of ownership. When you’re ready to make an offer, carefully evaluate the property’s market value, set clear conditions and terms, and submit your offer with a firm deadline. Negotiations may follow, and once your conditions are satisfied, it’s time to arrange insurance, set up utilities, and organize movers so you’re ready for possession day. My detail-oriented approach is all about ensuring your move feels less stressful and more like the exciting new chapter it should be.

Canada Needs More Homes to Sustain Affordability
Lately, I’ve been thinking about how Canada’s progress on housing affordability could easily slip away, especially as we see new home construction slowing down—particularly for those looking to own. Recent figures show we need between 417,000 and 469,000 new homes started each year just to get back to pre-pandemic affordability by 2036, but we’re not closing that gap yet. Right now, most of the new homes being built across major cities are rentals, while the number of homes for ownership is dropping off, even as these new rentals help balance the market a bit. Slower population growth has made homes a bit more affordable in the short term, but the fact that construction is slowing down even faster than demand means we could be left behind when the market picks up again. As someone who’s dedicated to helping people find the right place to call home, it’s clear to me that keeping ownership-focused construction moving is essential if we want to avoid a bigger shortage when demand returns.

Canada Poised for Homebuilding Growth Beyond 2025
Lately, we’ve seen national housing starts in Canada dip by 2% this month, with year-to-date numbers down 4%. While Montreal and Vancouver are showing some growth and Toronto is holding steady, the overall trend points to a slowdown in new home construction. High building costs, softer demand, and surplus inventory could mean this pattern continues through 2028. As someone who’s committed to guiding families through Calgary’s real estate landscape, I know how important it is to keep an eye on these shifts—they shape both the opportunities and challenges buyers and sellers face when searching for a place to call home. I’m here to help you navigate it all with care and attention to detail.

August Home Sales Remain Resilient Amid Economic Challenges
This August, we’ve seen a 6.9% decrease in home sales across Canada compared to last year, while prices ticked up just 0.6% to an average of $668,219. More homes are coming onto the market and inventory is growing, but with economic uncertainty and rising mortgage rates, it’s possible we’ll see the pace slow even further heading into 2027. As someone who believes in keeping the buying and selling process as smooth and stress-free as possible, I’m always here to help you understand how these shifts might affect your journey—whether you’re looking for your first home or thinking about making a move. Relationships matter, and I’m committed to helping you navigate the market with clarity and confidence.

Canadian Housing Market Remains Resilient Amid Minor Slowdown
July’s numbers brought some notable shifts in the Canadian real estate landscape: housing starts dropped by 5% nationwide, with 229,074 new units breaking ground. Urban areas, in particular, saw a 19% decrease compared to last year. Vancouver led the decline with a 42% drop, while Toronto dipped by 10%. Interestingly, Montreal bucked the trend with a 3% increase. Despite these slower starts, completions were up by 8.1%. As someone who values helping families navigate their home search, I keep a close eye on these trends to ensure clients are well-informed and confident in their decisions. Whether you’re curious about what these changes mean for your next move, or just want to understand how the market’s evolving, I’m always here to provide honest, detail-oriented insights to make your real estate experience as smooth as possible.

Calgary Resales Take a Temporary Detour
We’ve seen Calgary’s resale market take a bit of a breather in mid-Q3, with sales down 3.4% from the previous month and 11% below where we stood a year ago. The local price index also slipped by 0.3% year-over-year—not a dramatic shift, but enough to signal softer market conditions. According to economists, renewed trade tensions have stirred up some uncertainty, and this recent dip is being seen more as a temporary pause than a full-on reversal. If you’ve been following the trends, you’ll know Calgary started moving in its own direction back in late Q1, with resale activity slowing down and this pattern holding for about six months now.

For homeowners, especially those facing mortgage renewals, this environment can make things feel a bit tighter. With softer prices and resales, equity growth hasn’t been as strong, leaving some families with less of a cushion as they look at upcoming payments. The central bank kept its policy rate steady through late Q3, but there’s talk among economists about a possible hike by year-end—which could add another twist to Calgary’s recovery.

Navigating these shifts takes a clear understanding of not just the numbers, but how they translate to real life. As someone who’s dedicated to building lasting relationships and making the real estate process as smooth as possible, I keep a close watch on these changes—so you can feel confident, whatever the market brings.

Home affordability improves in most Canadian markets
It’s encouraging to see home affordability improving across most Canadian cities this August, with 10 out of 13 markets seeing some relief as home prices dipped. For those keeping an eye on the market, Toronto led the way with the most significant gain in affordability, while places like Halifax, Ottawa, and Fredericton faced a tougher landscape. Fixed mortgage rates, meanwhile, have edged up to 4.24%. As someone who guides clients through every step of their real estate journey here in Calgary, I know how important these changes can be for families searching for a place to call home. My goal is always to provide honest advice and keep the process as smooth and stress-free as possible, no matter how the market shifts.
