Calgary’s housing market may be entering a transition phase.

Right now there are over 26,000 homes still under construction, and almost half of them are rental units.
That means a large amount of new supply is still coming to the market.

At the same time, vacancy rates across Calgary vary by area:

• North West – 6.0%
• Inner City – 5.4%
• Fish Creek – 4.6%
• North East – 4.5%
• South West – 3.6%
• South East – 2.9%

Average rent for a 2-bedroom apartment in Calgary is around $1,900.

More supply entering the market could start putting pressure on rents and resale prices in some segments.

2026 may become the year Calgary moves from an extreme housing shortage toward a more balanced market.

And when markets begin to shift that’s where new opportunities appear.

As we reflect on the Calgary apartment market in 2024, we've seen a shift in sales dynamics. After an exceptional year in 2023, with record-high sales, apartment sales slowed by 4% in the second half of 2024. Despite this, we’re still seeing strong results with 7,568 transactions, marking the second-highest year for apartment sales in history.

The rise in new listings has been a key driver, boosting inventory by 23% compared to 2023, which has helped create more balanced market conditions. While prices adjusted slightly in the final quarter, the annual benchmark price still saw a notable increase of 15%. The average price for apartments now sits at $336,183, with the highest price growth recorded in the Northeast, East, and South districts, where gains surpassed 20%.

Looking ahead to 2025, the goal is to maintain a steady balance between supply and demand, continuing the momentum seen earlier in the year while navigating the shifts in buyer preferences.
