Some homes still do sell in competing offers, and no home inspection condition to win. It can be risky, but many circumstances have to be considered, especially if you don't want to lose out.

If the home is in a very desirable community where homes rarely often go for sale, it can be worth it. I'm not saying you have to skip your home inspection, but you can certainly have a full home inspection performed, post-possession.

Just keep in mind that all homes, especially older will have items that need repair, improvement or replacement. In this case, it was well within the risk tolerance of the home buyers.

Sellers! A pre-listing inspection can identify some red flag issues that may delay or cancel a purchase! Getting ahead of the buyers to deal with and correct (if you want to) can significantly reduce the timeline of a closing sale, and likely significant costs and negotiations during the conditional period.

We don't advertise this service, if you've lived in your home a long time, or a short time. Things change! Maybe this is not needed when listing your home for sale, or is a good idea to be a step ahead of the game. You decide, we aren't trying to sell you our service!

A pre-listing home inspection may be money well spent to know ahead that nothing major needs attention that may collapse a deal. Or maybe there is a surprise that can just be dealt with accordingly and help the smooth sale of your home
