One thing people are often surprised by when they walk through our homes is how much is already included.

Every staircase is finished all the way to the lower level, whether the basement is developed or not, and no stub walls. Ever.

Oversized triple pane wherever we can put them because natural light changes how a home feels. Laundry rooms with cabinetry, solid surface countertops, and a washer & dryer installed. Finished closets with solid shelving, heavy-duty hanging rods, and even built-in drawers in the primary walk-in closet. Curbless ensuite showers that feel elevated and age better long term.

Then there are the details that quietly make a difference. Panel-ready dishwashers, built-in trash and recycling, oggee countertop edge for the island, thoughtful cabinetry details, and materials selected to feel timeless.

Walking through this kitchen, this is exactly what we mean when we say we don’t play the upgrade game.

What you’re seeing here is standard. Panel front dishwasher, drawers everywhere, the island detailing with that ogee edge, built-in trash and recycling, and solid appliances.

These are the things that matter in how a kitchen actually functions day to day, and they’re already included.

No surprises, no back and forth. Just a process that feels straightforward and makes the entire building process enjoyable for our clients.

Walking into this ensuite, the tub is framed perfectly right from the start.

The arched opening sets the tone, pulling you into a space that feels calm and balanced. The freestanding tub sits centred on the window, taking full advantage of the view.

Off to the side, the vanity keeps things clean and functional. Tons of storage, simple lines, and finishes that carry through the rest of the home, so nothing feels disconnected.

The staircase in our Sequoia II doesn’t sit quietly in the background. Right at the front of the home, it’s flooded with natural light and completely open through to the lower level, so it naturally becomes a focal point the second you walk in.

Clean, straight lines, that oak handrail, and the black pickets all work together to keep it feeling architectural without overcomplicating it.

Spaces like this, thought through from every angle and making an impact without trying too hard, are what we love incorporating in our homes.

Walking in from the garage, this mudroom is set up exactly how it should be for a young family.

Right away, you’ve got a proper drop zone with cabinetry for keys and everything that tends to pile up, plus storage below that will get used. From there, it flows into full-height built-ins with closed storage and a bench that makes day-to-day life easier, especially with kids in and out.

And then the coat closet ties it all together, so nothing spills into the rest of the house.

This is one of those spaces that gets used constantly, so it has to work. Ours always do; no space is ever forgotten in our homes.
