Our customer had an illegal suite that needed to be legalized in their rental property.

A major hurdle was when the permit was pulled for the secondary suite it showed that a prior owner opened an electrical permit and never completed it. The issue being the entire basement was completed illegally and electrical was not checked by an inspector.

Our team of electricians came in and checked every outlet, switch and fixture in the house and detached garage. They found some not-to-code electrical issues and we corrected everything.

After the electrical permit was closed safely, we smoke proofed the furnace room and installed all necessary fire rated doors, hardware, caulking, etc. to complete the secondary suite permit.

Inspection passed in the first go and our customer now has a legal suite they can safely rent out. We submitted documents to our customer for them to get reimbursed by the City of Calgary for the Suite Incentive program as well.

Part of our last post - when we did the floors we also repainted all the walls. The before and after creates a stark difference in the brightness and the overall feel of a home.

This type of job is our favourite to do (flooring and painting). We feel as though it makes the most dramatic difference to the overall feel of a home.

New floors make a new home!

Our customer was selling their older and outdated home. When they compared to similar houses in the neighbourhood that sold they knew they had to create a competitive advantage.

We came in and did a quick visual upgrade by removing all the old floors and installing new LVP and baseboards throughout the house. Additionally we painted all the walls throughout the home to make the space less dark and more open feeling. We will post those painting pictures soon - stay tuned!

The progression of a concrete salt seal (backwards)!

First picture is the final product after the sealant has been applied. It will take some time to dry and set as it slowly returns back to its normal appearance.

Second picture is after the concrete was pressure washed and cleaned of all the salt and dirt that was resting on it. You can see the cracks are really exposed here because they’re not longer filled with dirt. After drying for 24+ hours it’s ready to have the sealant applied.

Remainder pictures are what the concrete looked like prior to cleaning and sealing. You can see there’s a ton of dirt and salt that has been brought in. It probably has not been cleaned or sealed ever during its existence.

Cleaning and sealing your concrete is a great way to extend the life of your driveway and garage.

We began building another basement suite this month!

I’m really excited for this highly customized secondary suite to be completed so I can show you all a video walk through of the work we have done. The customer requested a lot of specifics with this one like upgraded sound proofing, kitchen cabinets and future proofing the electrical.

Window and patio door replacement!

The hailstorm last year is continuing to affect homeowners in Calgary. Many exterior companies are backed up and booked up until 2026 for exterior work.

Our customer had an insurnace claim made and they couldn't get anyone to replace their windows for them. One of our team members has over 2 years of window installation experience. We helped them replace their windows and repair some water damage as well from the hail storm.

Let there be light!

We worked closely with our repeat customers to design and renovate their bathroom to have this unique look. We love how much more alive and bright the bathroom feels compared to before.

If you’re wondering where the window came from, so are we. The prior home owner covered it up with an acrylic surround. We removed the poor workmanship, corrected the water damage and brought in a lot more light into the space. The customer is happy especially because with the door open it draws natural light into the hallway as well.

Dishwasher install/build.

Our customer has an older home that didn’t have a dishwasher when they bought the place. They asked us to build a space for it and plumb in the water and drain lines.

We put in new water lines behind this cabinet we built, as well as a drain line. Within a couple days everything was done and the customer can forget hand washing now!
