🏡 CALGARY REAL ESTATE MARKET UPDATE | SEPTEMBER 2026

Detached home sales picked up in September, helping Calgary’s housing market remain relatively steady heading into fall.

Here’s a quick look at the numbers:

📊 1,650 total sales — nearly 4% lower than September 2025
🏠 896 detached sales — up more than 4% year-over-year
📈 49% sales-to-new-listings ratio
⏳ Just under 4 months of supply overall
💰 $566,700 residential benchmark price — nearly 1% lower year-over-year

The big story? Not all property types are experiencing the same market.

Detached homes remain relatively balanced, with stronger September sales and just over three months of supply.

Meanwhile, increased inventory is giving buyers more choice in the row and apartment markets, putting greater downward pressure on prices.

September Benchmark Prices:
• Semi-Detached: $685,200 — comparable to last year
• Row: $412,400 — down nearly 6%
• Apartment: $291,400 — down more than 8%

As we head further into the fall market, understanding what’s happening within your specific property type and neighbourhood is more important than looking at Calgary’s overall numbers alone.

Thanksgiving always feels like a good reminder to slow down for a moment and appreciate the people and little things that make life so meaningful.

I’m incredibly thankful for my family, my friends, my community, and all of the wonderful people I’ve had the opportunity to meet and work with over the years. So many of you have trusted me during some of life’s biggest moments, supported my business, referred me to friends and family, or simply offered a kind word along the way — and that means more to me than I can say.

Life gets busy, and it’s easy to move from one thing to the next without stopping to recognize just how much we have to be grateful for.
