In established neighborhoods, we deal with older clay pipes, mature tree roots, and decades of soil settling. When a foot of snow turns into a backyard pond in 4 hours, where is that water going?

If you’re buying or selling right now, look for these 3 “Chinook-Proof” features:

Positive Grading: Does the land slope away from the foundation, or has the soil settled over the last 50 years to create a “bowl” against your basement?

Extensions & Diversions: Are your downspouts discharging at least 6 feet away from the house? And even more so, where does your neighbours drain to?

The Sump Pump Check: In many inner-city infills, a working sump pump is your last line of defence during a flash-thaw.
