Mortgage Rates Face a New Reality
As we navigate the current housing landscape, it’s clear that Canadian borrowers are feeling the effects of sustained high borrowing costs and ongoing economic uncertainty. While everyone is hoping for some rate relief to boost affordability, the reality is that any improvement will hinge on inflation trends, the broader economic outlook, and the Bank of Canada’s next moves. In my experience working with both residential and commercial clients in Calgary—especially those interested in inner-city properties—I’ve seen how higher financing costs shape everything from purchasing power to refinancing strategies. It’s understandable that buyers are proceeding with caution, and as demand shifts, careful planning around today’s lending environment is more important than ever—not just counting on rates to drop. Thoughtful decision-making is key in markets like ours.

Gen Z buyers lead every generation on affordability trade-offs
It’s interesting to see how Gen Z buyers are leading the way when it comes to making affordability trade-offs in today’s real estate market. This generation is showing remarkable financial flexibility—more than any other age group—by being willing to cut back on spending and consider smaller homes to make property ownership a reality. Among all, Canadians are the most open to downsizing, while British buyers are less likely to make such compromises. Having worked with many clients navigating these decisions, I’ve noticed that adaptability and clear priorities can make a real difference in achieving your real estate goals, whether you’re looking for your first place or planning your next move in Calgary’s dynamic market.

August Brings More Affordable Options for Canadian Homebuyers
August brought a slight shift in the Canadian real estate market, with national home sales dipping by 0.7%—the first decrease since spring. As an Associate Broker focused on both residential and commercial properties in Calgary, I’m always watching these trends closely. New listings were up 3.3%, keeping the sales-to-listings ratio balanced. Prices held steady from the previous month, though they remain 3% lower compared to last year. These numbers reflect how concerns over inflation and potential rate hikes are influencing the market. In times like these, understanding both the data and the local landscape is key to making informed decisions.

Canada's housing markets split along regional lines in August
August brought a fascinating split across Canada’s housing markets, each city telling its own story. In Calgary, where my focus as an Associate Broker is both residential and commercial real estate, we saw sales decline by 9% and prices soften by 8%. Meanwhile, places like Toronto experienced a 1.3% drop in sales along with price dips, and Vancouver saw an 8.5% sales boost even as prices edged down. Ottawa’s prices nudged up a bit, while Montreal’s listings expanded by 7.1%. These shifts highlight how regional trends can shape opportunities and challenges in both the residential and commercial space. Understanding the nuances in each market is essential—especially here in Calgary, where local insight makes all the difference.

Home Developers Ready to Adapt to Canadian Tariffs
With talk of potential Canadian tariffs on U.S. goods, I’m keeping a close eye on how this could impact our local market—especially when it comes to the cost of hardwoods, cabinets, and appliances. These items are essential features in our homes, and with lumber prices already surging since the pandemic, any new tariffs could push costs even higher. Many builders are now turning to longer contracts to provide some stability for buyers and avoid passing on unexpected price hikes. As someone who’s worked with a wide range of buyers and sellers in Calgary’s residential and commercial real estate markets, I understand how important it is to anticipate these shifts and help clients navigate uncertainty with confidence.

Canada Is Looking Beyond the U.S.
As Canada sets its sights on deepening ties with Europe, we’re witnessing a pivotal shift in how our country approaches economic growth. This move isn’t just about diversifying trade—it’s about unlocking new possibilities in energy, AI, critical minerals, and infrastructure. For those of us working in real estate, these evolving international partnerships can translate into fresh avenues for investment and development, particularly in sectors that fuel urban and commercial expansion. The landscape for Canadian businesses, investors, and major projects is poised to broaden as capital finds new routes. Canada’s next chapter of growth may be written through these global connections, not solely by our relationship with the U.S.—something I’m watching closely as both a consultant and broker in Calgary’s dynamic market.

Alberta New Home Warranty Basics
Navigating Alberta’s new home warranty requirements is crucial for anyone involved in buying or selling property. Since February 1, 2014, every newly built home in Alberta must carry warranty coverage, and it’s important to note that this warranty stays with the property, not the original owner—transferring at occupancy, permission to occupy, or title transfer, whichever comes first. As someone who specializes in Calgary’s residential and commercial markets, I always ensure my clients understand that homes built after this date can’t be listed or sold until their warranty is officially registered—a detail agents are required to verify. Seven warranty providers currently operate in Alberta, and municipalities must confirm that builders are licensed and that warranty coverage is in place before issuing permits. Since December 1, 2017, new-home builders also need to hold a valid, active license. For buyers and fellow professionals, Alberta’s property registry is an essential tool to check warranty status and builder details before any transaction. Staying informed on these essentials is key to a smooth, stress-free move.
